Last Friday, one of my favourite brands, Stussy made a pretty bold move opening a brand new brick-and-mortar store in my hometown in Margate, right by the beach. Although Margate has been dubbed “Shoreditch-on-Sea” for quite some time now, Stussy’s choice to open a store here is still pretty bold. Choosing a small seaside town instead of another of the UK’s major cities highlights an important lesson for positioning a brand or business. Sometimes, you need to make a bold move and create your own lane. Stussy’s strategy to choose a unique location, like Margate, showcases their willingness to trailblaze and not follow. Just because your competitors are doing something doesn’t mean you should be too. It's great to see more positive news in the retail market with evidence of footfall increase from this case study. Leasing to the right occupier in the right location can have a significant impact on footfall and turnover, not just for the occupier and landlord but also for the surrounding units.
We've analysed the impact Frasers Group has made since the opening of Flannels, Sports Direct and Frasers in November 2023. The Houndshill Shopping Centre is much like many other shopping centres in towns of a similar size to Blackpool – it’s the dominant retail space in the town. The occupiers do very well and we have fantastic trading reports that come out of the centre. Looking at like for like figures from 22-23 and 23-24, we have seen a remarkable increase in footfall to the centre compared to the average footfall in the UK and North West. Our Research & Analytics team also showed an increase in sales for retailers in the centre during the same period - up 16.5%. "To have repurposed a large vacant space with a key occupier in such a short period of time is an fantastic achievement for the team. Since Frasers group opened last November we’ve seen an increased vibrancy to The Houndshill Shopping Centre with visitors travelling from further afield to experience what Blackpool as a destination has to offer." says Tim Cornford, Head of Asset Management Ellandi. #assetmanagement #expertise #towncentres #destination
