Welcoming Back Property Improvement Plans “...in the first quarter of 2023, the industry saw a significant 38% increase year-over-year in renovation and conversion projects...Hoteliers know this and today they are at the helm of reinvestment..." The pressure to update is coming back stronger and on a grander scale, as owners have a renewed interest in presenting their hotels at their best quality amongst competitors. "While prices have not returned to pre-pandemic levels, the industry has found a healthy operating baseline..." At Confera, our pricing has remained aggressively low. Other than a specific group of materials, most of our estimates and costs have remained static to pre-pandemic levels. If you are concerned about how to make those PIPs cost-effective and healthy for your bottom line, reach out to Confera and let us help you execute a professional and financially-efficient renovation for your next project. Thank you for allowing me to be part of the day Fergus Cook Iwona Plumpton The HS Property Hub. Thoroughly enjoyable event with lots of strong opinions and debate. Great chairing by Luke Baines Addleshaw Goddard and good data driven overview by Tom Holt-Wilson CBRE. The views of Richard Stevenson and Tim Davis MBE of BVA and PACE Dimensions were intriguing, in particular when it comes to Gen X and Gen Y spending today (not as you would think) vs where one can extrapolate where it will get to. Philip Lassman Accor gave a canter through HMA's vs leases before a good banking session moderated by the inimitable Paul McCartney DAC Beachcroft, who manged to get some good sparing going between Bob Silk Barclays UK and Huw Zachariah (AKA poacher turned game keeper👀) ..... I'm glad Louise Gillon Leumi UK sat between them to keep them apart! Dexter Moren Studio Moren decided to get 'all political' and kicked some ESG footballs around, before rounding off on the panel I was lucky enough to join. Thanks for moderating Saar Sharon Colliers, no punches thrown or hair pulling but definitley some pinching and poking. Loved debating a range of topics, especially how you take into account the value of ESG in a hotel. As you may have picked up, I have quite strong views on the point i.e. we need ACTIONS than WORDS from lenders and investors to help push forward, otherwise it is just lip service. We can't wait for, or depend on, legislation in our sector to set the agenda. Is the reality that hotels are not anymore valuable (financially) with great ESG credentials, but is more about the moral compass of companies to drive it forward, and wait while others assets are stranded? (And if so, do stranding dates form part of IM's, if not, why not?!) Always a pleasure to debate with Richard Dawes Savills Hotels, Justin Lanzkron Kew Green Hotels and Phil Golding Cedar Capital Partners room2 hometels | B Corp™ Lamington Group | B Corp™

The recent economic climate has been difficult for many, particularly in the residential property sector. However, the branded residence market has been incredibly resilient, and its reach is expanding to new regions. These new locations are taking advantage of the rapidly growing economies and the wealth that is being accumulated. Furthermore, the landscape of branded residences is changing with new players, particularly those from outside of the hotel industry. Luxury hotel brands are still dominant, but other chain segments are making a strong push, providing a variety of options to meet the needs of people in different areas.
