Sunday Slowdown: Remember lessons past and prepare for the future, so that we can live our best today. Sundays can be a great day- might be Church, NFL, Family Dinner - but if there is time to reflect, do so. Professionally, we have been contemplating possibilities of real estate development, and that is an industry where the best way, is often ways of the proven past. When we moved out of San Francisco and to the suburbs, my father chose San Lorenzo- an area on the East Bay, with great weather- and back then an easy drive into SF. My father built an area in the backyard for my mother to garden, and it was flat out amazing the vegetables she produced, thought she had a green thumb. As we grew up, and I found out that our house was built on an old pig farm, I knew why stuff grew so well, the land had been pre-fertilized extremely well. Also explained why it smelled like shit in mornings and after rains. Why is farmland great for development? Well it's flat for one. So those of you in new and growing neighborhoods, like the Inland Empire off the 15 in SoCal, Norco, Eastvale, etc., if you are not aware of your history, and wonder why it smells at times, it is because you are on top of former massive cattle ranches, where there were once 2 story high piles of manure, and driving by on the freeway, it was gag level stank. They even have pipes underground to divert the methane. Not just picking on the IE, Newport Beach, specifically Newport Coast, has sections on old landfill. Back in the Bay Area, Alameda has some really expensive neighborhoods, build on landfill and currently sinking as they are also right at sea level. Sinking towers in San Francisco anyone? Some people don't care about the past. But if you knew that the high end multi-million dollar apartment you bought in a luxury tower in SF was built on landfill, would you still have bought it? If you passed, you are certainly happy now. So when I found this blog, I did learn something new, that the developer of San Lorenzo was an SF native, and a RE broker that had a vision and went for it. When I saw his name, David D. Bohannon, it clicked that he was the sponsor of the age 12-14 baseball team I was on, first years on a full diamond, and great memories for me. Had an Asian American manager that saw something in me, believed in me and taught me how to switch hit, greatly improve, instill confidence, but that's another story. San Lorenzo was far from perfect, and there were things I hated of course, but looking back there were great aspects. There are still parts of the US to build complete neighborhoods, and in fantastic areas to live at.
