Completed in 1929, it was one of Nashville’s premier hotels before its transformation into war housing in the 1940s and apartment housing in the 1970s. The 13-story building now features 191 guest rooms, over 2,000 square feet of meeting space, a neighborhood restaurant, full-service bar, fitness center, and a stunning rooftop amenity deck with a pool and bar. Torres Balderas. The challenge: Design a residential complex with affordable, minimum-surface apartments targeted at young adults or small families. The proposal consists of two apartment towers with 160 housing units, connected at the ground level by common areas. The complex integrates with neighboring buildings, featuring a formal composition of color, façade proportions, rhythm, harmony, and construction materials in accordance with the neighborhood. The architectural design of the apartments is flexible and functional, allowing users to adapt them to their needs. The proposed housing prototype allows for the integration of 2, 3, and 4 apartments into one. The amenity spaces on the ground floor, including multipurpose areas and rooms, co-working spaces, pet care, laundry, bar, restrooms, gym, swimming pool, café, and relaxation areas, meeting rooms, and two open plazas, are designed to encourage interaction among residents.
