Building new homes on inner city infill sites isn’t a simple matter. No matter how sensitively or carefully considered the design proposal, there is invariably an impact; on daylight, on open space, on trees or car parking. Particularly within existing estates where residents can be vulnerable, often without a choice of where they live, the consequences have to be carefully balanced with the urgent need to provide homes. These considerations are not black and white. The 34 new homes in two buildings on the Elim Estate constitutes the third project undertaken by us for Leathermarket CBS, an organization set up by the local community to provide genuinely affordable homes for local residents. Despite broad support there have been challenges. Nevertheless, we’re pleased that the importance of these low-energy social rent homes in addressing the 17,000 waiting list for new homes in Southwark was recognized by the planning committee and granted unanimous consent. Our planners have approved a revised planning application which will see the Men’s Shed initative in Great Yeldham flourish. Permission has been granted for the siting of three timber-clad shipping containers near the sports and recreation ground off Toppesfield Road. The containers will be home to a workshop where men in the local community can meet up and socialise as well as create, restore and repair things. The site will also see outdoor furniture, a retractable cover and rope railing and parking for 10 cars. The revised application was lodged after the original retrospective planning application for the siting of two corrugated metal containers (as in the photo) was refused because of the industrial design not fitting in within its environment. The modified design and new timber-effect external appearance (illustration set within the photo) in contrast blends with its countryside setting and is in keeping with the character of the area aligning it with national and local planning policies. Read the full story here 👉 https://bit.ly/3NfD3Hz Men’s Shed is a nationwide initiative where men come together to socialise, learn new skills and help with community projects. Its aim is to reduce loneliness and isolation as well as boost mental health and wellbeing in men.

CRE research professional and head of a national commercial real estate research platform for Newmark in Canada providing thought leadership, operational excellence, team building and market insights
Vancouver’s elected municipal officials under the Green Party are hoping to salvage the promised renewal of the aging Britannia Community Centre through redevelopment, reported Daily Hive. "The concept for the redevelopment of the 17-acre site was approved in July 2018 by the Vision Vancouver-led City Council. The cluster of Britannia civic facilities is located just west of Commercial Drive at Napier Street in the Grandview-Woodland neighbourhood, which entail 1970s-built buildings containing Britannia Secondary School, Britannia Elementary School, Britannia Community Centre, Britannia Gym, Britannia Rink, Britannia Pool, and Vancouver Public Library’s Britannia branch." "Given the size of the redevelopment and the wide range of major different uses, it was originally envisioned the new buildings, facilities, and green spaces would be constructed across three phases over 10 to 20 years spanning multiple capital budget cycles. For the first major step after the concept approval, the aim was to begin the rezoning process in 2019 and detailed design work in 2020. But more than five years after the redevelopment’s master plan approval, no progress has been made towards achieving the required rezoning, never mind reaching construction readiness. Funding is also currently unavailable, and there is no established timeline for the project." https://lnkd.in/d4R6SXx4 #vancouver #redevelopment #civicfacilties

Jewson Partnership Solutions (JPS) opens new one-stop-shop building and maintenance hub for housing associations in Newcastle City Centre, to help navigate the demands and challenges of supplying safe and quality social housing to local residents. The first of its kind from JPS, the AVAIL Housing Hub will bring together all the benefits of Jewson Partnership Solutions — including material supply, stock management technology, waste disposal and expert training — to tackle the many challenges of modern social housing, including changing legislation, health and safety, rising costs, and decarbonisation regulations. Scott Cooper, Managing Director of JPS, says: "Housing associations are feeling more pressure than ever as they look to provide better social housing for less. From an all-time-high level of repairs and compliance requirements, to decarbonisation targets and a need to improve indoor air quality, social landlords are also doing what they can to raise the standards of their properties while the cost of materials continues to rise and labour becomes more scarce. "The AVAIL Housing Hub is designed to make our customer’s lives easier in the face of these challenges. Operational efficiency is key to help landlords to identify ways of working that will save money, while guidance is also needed to help them choose the right products to deliver the homes of the future. We bring all of that under one roof, acting as a supply partner that truly understands their needs and that can help them deliver on their objectives." https://lnkd.in/eCjTdMHt #building #maintenance #hub #onestopshop #housingassociations #housing #socialhousing #newcastle #buildingmaterials #supplies #supplypartner

Expansion plans for Swindon's Wichelstowe revealed 👀🏢 Plans for the future expansion of the district centre in one of Swindon’s newest housing developments have been submitted. Swindon Borough Council has put forward designs for the remainder of the Wichelstowe District Centre either side of the canal which forms the centrepiece of the flagship housing development. The mixed-use scheme, designed by global multidisciplinary practice BDP, will be located just south of the existing Waitrose supermarket and Hall and Woodhouse pub. Proposals for Canalside West include a larger block of apartments alongside Peglars Way, a health centre, pharmacy, community centre and space for offices. This will be complemented by a second block including four units which could be developed with retail or restaurant uses with 12 apartments above. Canalside West would also include a public square which has been designed to accommodate markets or events.
