Surat is the 2nd largest city of Gujarat after Ahmedabad and the 8th most populous city in the country, located near the sea making it the nearest port to Ahmedabad and Nagpur. A comprehensive analysis of Surat was conducted as part of the development plan studio in the second semester while pursuing my masters in Urban Planning at CEPT University in order to develop an appropriate Development Plan for the horizon year 2041. With a stronger transportation network to cater to the development, the new development plan envisages to reconceptualise Surat as both economically and environmentally sustainable, with a liberal land-use zoning promoted by market-driven approach. The studio was a mixture of individual and group work. My individual contribution was primarily in the road network & transportation analysis of the existing development plan of Surat within a group of 15. Subsequently, in the smaller group of 5 where proposing our own development plan, my focus area was on the proposal of road network and transportation. In addition, I have also worked on developing the urban design guidelines for different zones proposed in the development plan framework. However, as a special project, I had analyzed the housing & migration scenario in Surat and based on that proposed affordable housing for migrant workers. Ahmedabad City @ #Redevelopmnent Trend !! Despite a vibrant property market, residential and commercial real estate projects in Gujarat witnessed a slowdown in new launches during the 2023-24 financial year. According to the Gujarat Real Estate Regulatory Authority (GujRERA), the state recorded 1,721 new project registrations, marking a 7.7% decline from 1,866 in the previous fiscal year. In Ahmedabad and Gujarat, housing prices have increased by 8-10% annually. On the other hand, land prices have increased more than 20% depending on the location. Also, construction and labour costs have increased significantly Ahmedabad has seen an increase redevelopment deals in past 2 years, affecting the demand for projects on the city's outskirts. Areas like Navrnagpura, Naranpura, Paldi & Memnagar.Earlier residents of older societies would buy new appartment on the outskirts mainly for new house, amenities and parking, but they get all this now through redevelopment.
