Thinking About a Mixed-Use Building? 🤔 Mixed-use design has been around since the 1900s. However, these types of buildings lost their cachet as cars became more common. Over the last two decades, mixed-use projects have made a comeback in Fort Worth – especially those neighborhoods with an emphasis on being pedestrian-friendly. As in the past, the owner of a mixed-use building typically has their medical practice, retail space, or business offices on the first floor with residences above. In light of the current state of security in the country, this calls for an intentional consideration of the design approach of buildings and spaces by architects, designers and planners. It is imperative to incorporate fundamental architectural aspects into theories of crime prevention through environmental design. The assurance of a safe environment is a collective responsibility that involves all professionals in environmental design and planning. Ultimately, architecture plays a central role in thoughtfully addressing security needs based on the building's scope and functionality. There should be strict adherence to security standards by planning agencies and boards, for all building developments, customized to the specific security requirements of different building types, location, whether private residences, educational buildings, office complexes, or other public structures.

How can we architects mitigate the negative impacts of gentrification? To mitigate the negative impacts of gentrification, architects can adopt several strategies. One approach is to incorporate affordable housing units within new developments to ensure that there is housing available for a diverse range of income levels. This can help prevent the displacement of lower-income residents. Additionally, architects can focus on designing mixed-use developments that include community spaces, such as parks, libraries, or cultural centers, to maintain a sense of community and provide resources for all residents. By engaging with the existing community and incorporating their input into the design process, architects can create spaces that reflect the needs and values of the neighborhood. Preserving historic buildings and structures can also help maintain the area's character and history while still allowing for new development. By blending modern design with existing architecture, architects can create a sense of continuity and respect for the neighborhood's heritage. Overall, architects have a responsibility to design spaces that promote inclusivity, affordability, and community engagement to mitigate the negative impacts of gentrification in interior design and architecture.

The architects are badly paid and the City of Toronto seemed ready to demolish a significant public building.

RENOVATION DESIGN — With limited properties to purchase, high rates and construction costs in a post-COVID era, the real estate industry in Chicago has faced a fair set of challenges. In this new transitional era of change, we're working with clients to add extra units to their existing buildings, and take advantage of reduced parking requirements with the City’s new TOD district guidelines. A great example is this existing 4-residential unit building we’re currently working on in the Gold Coast / Old Town neighborhood. Our design plan includes creating 4 new units by rearranging each level in order to add 1 front 1 rear dwelling unit on the first, second, and third floors. Plus a simplex on the 4th floor, and a penthouse with an overhang on the 5th floor. While the property is not historically designated, we'll be focused on preserving its original characteristics in the renovation design process. Projects like this typically require a minimum of 6 months of planning before starting construction in order to create an efficient and approved project. What are you working on? At Cummings Properties, there is always a lot going on behind the scenes. This week, Jen Davidson, RA, a Cummings design manager and a registered architect, is working on elevation drawings for Cummings’ latest new development, a proposed five-story, 53-unit condominium building for adults 55 . It is planned as the second residential building on the Cummings Center campus in Beverly. What do you love about your job? According to Jen, ‘Can I get back to you later?’ is not part of our vocabulary. “My colleagues step up without hesitation and tackle challenges by sharing incredible institutional knowledge as well as fresh ideas. Our unique specialized in-house team combined with our open-door policy makes our projects and this company a collaborative success.” About Jen Jen joined Cummings Properties in 1999. Today, she oversees Design Department production and spearheads fast-paced specialized projects. She has contributed to the architectural direction of many projects, including ground-up new building development like TradeCenter 128, façade renovations for low- and mid-rise buildings, and extensive interior buildouts for clients.
