It took New Zealand's housing policy 7 years to see results. Although it's never too late, it will take time to have multiple units of housing built on single family lots in Metro Vancouver. As such, there needs to be a multi-pronged approach to solving the housing supply issue. One of those approaches is for the Federal government to bring back accelerated depreciation, capital gains deferral, GST exemption and other incentives similar to those offered in the 1970's. With a lull in condo construction at present, this is the perfect time for the private sector to switch from building condos to building purpose built rental housing.

Our report on the Future of Scotlandโs Residential Rental provides an overview of the current imbalance between supply and demand in the Scottish residential rental market and specifically focuses on the government's proposal for PRS rent controls. This focused report highlights the factors contributing to high rent pressures and increased stress in securing tenancies, with demand far outstripping the supply of rented homes. Although our members believe any form of rent control is seen as a disincentive to investment, we make recommendations ahead of the expected introduction of the Housing Bill in the next parliamentary session that is set to include PRS rent control provisions. This is done with the aim of identifying measures that can restore investor confidence to bring forward vitally needed new, modern, private rented homes to Scotland. Australia is feeling the full effects of the housing crisis. Having had discussions with family and friends about this prominent topic over the last few days it seems common knowledge that the issue is down to the supply of housing. While all stakeholders are looking for solutions, very few of the solutions will provide immediate relief. Zoning permits, building approvals and other necessities take time, and the private sector needs to see adequate attraction to invest in building more housing. Rental ceilings/freezes may alleviate the cost of living crunch for residents, but it would render the investment opportunity less attractive. "Double-edged sword" truly is the appropriate term. Would a cap on annual increases of renewed lease agreements be a sufficient middle ground, or be as negative as a blanket rental freeze approach?
