At the stroke of a pen, most of Australia's low-income families struggling to find affordable rental accommodation crisis can be solved over the next 3 to 5 years. The short answer to the National shortage of affordable, essential workers' social housing issues is simple: mandatory requirements on all Federal, State, and Local Government surplus "Public Land" sold off suitable for residential use must up to 50% must be, be set aside in the sectors mentioned above. The Mayor of London requires that up to 50% of all London Council surplus land sold off suitable for residential use be set aside for affordable housing. Across Brussels, there are 4,500 homes sitting empty while 1 in 10 people suffers from severe housing deprivation. This presents both a challenge and an opportunity. Vacant properties are undoubtedly contributing to the city's housing crisis. However, they can also help solve it. A new city-wide initiative aims to expropriate these properties and offer them as social rentals instead. The economic impacts of 4 decades of neglect in providing enough availability of Public Housing across Australia are about to be unveiled. Shockingly, the impacts on Australia's health costs have never been considered. It's almost predictable what such an enquiry will discover—the lack of affordable rental accommodation for Essential Workers is threatening the high levels of care across Australia. This is because these Essential Workers do not have easy access to jobs near the vast availability of public-funded transport infrastructure. Expectations are that more than 5 million Australian families are rental stressed, creating uncertainty about where they can live once their lease expires and even cope with rental accommodation costs spiralling out of control. The enquiry should include whether or not the 80s Negative Gearing benefits are given value. The Negative Gearing benefits were supposed to solve the chronic shortage of affordable rental accommodation, but they have failed and need to be fit for purpose. It's time to take a closer look and address the issue of affordable housing for all Australians.

Dear PM of Australia, it's time to address the cost of living crisis, primarily caused by the extreme shortage of affordable rental accommodation across Australia, resulting in the lowest vacancy levels in Australia's history, with record rents. Families in Australia are struggling to keep up with massive rental increases, with some paying up to 50% of their wages in rent, which is not sustainable. As a result, over 5 million Australians now rely on food charities for support, and even white-collar workers are ending up in homeless shelters. Meanwhile, the Mayor of London recognised the urgent need for affordable housing in 2017 and took action by restricting the growth of the construction of luxury dwellings and penthouses. Instead, he focused on the housing needs of lower-income families. As a result, London's affordable housing builds are now at a record high. It's time for Australian Federal, State, and Local governments to follow in the footsteps of the Mayor of London. In 2017, the Mayor of London issued guidelines to solve the affordable and social housing crisis. One of the guidelines was that all surplus London council land sold off for residential use up to 50% must be set aside for affordable housing. In contrast, only 2% to 10% of public land sold off in Australia is being achieved affordable housing. Let's take the necessary steps to ensure affordable housing for all Australians. #australia #housingcrisis

This year we're going to have to talk about the nitty gritty of #housing in Australia. And, as much a possible, we are also going to have to try to see further than the end of our own backyards. Because this is a wickedly inter-connected problem. I'm on record as saying "we're not going to build our way out of this." That's not to say that more dwellings aren't needed ... they are ... but you can't just wave a magic wand and create more homes! That's not how planning, construction supply chains and labour markets, infrastructure, transport links, community, finances and sustainability work. (And that's before we even ask where these new homes will be located and how much they will cost to buy ... and live in ... when built.) It's tough terrain. But we must navigate it and have the mindset that we don't leave anyone behind, including our cousins in regional Australia ... who could actually be the ones to help us through this. “We want the regions to be a great place to work, live and invest," said Anna Neelagama, CEO at Real Estate Institute of Australia at the recent National Regional Housing Summit. A lot of my feed each day relates to one dimension or another of the current housing affordability crisis. It is a worldwide thing and articles about it are starting to converge on similar themes, and that is long term supply below demand, intergenerational inequity, older homeless, etc. So scanning through this article in The Guardian about the housing crisis in Amsterdam, what really jumped out was this one sentence: ‘Meanwhile, the waiting list in the social housing sector, which is roughly double the size of the private…’ Wait, what? Social housing being 67% of housing stock? A quick google told me that depending on methodology it is indeed between 45-70%. So maybe 67% is at the optimistic end, but a stark contrast with the 4.1% in Australia or 3.83% in metropolitan Perth. We always fob off Singapore’s 80% and say; “well it’s a tiny island”, “but their political system is different”, or “yes but they are Asians so they actually know how to behave properly”, but in reality Amsterdam is not far off Singapore in terms of ratio. So what I would like to understand is what would it take for us to increase social housing in Australian cities to 30, 40, 50 or 60%? How would we do it?
