Here are five reasons why we prefer the office environment: - Boundaries: Working remotely blurs the line between personal and professional life, making it challenging to disconnect from work. - Company Culture: Remote work can isolate employees from the company's culture and values. (Having experienced five days of working from home, the allure of lounging in pajamas all day quickly fades.) - Training: Given our focus on graduate hiring, effective training is crucial for maximising performance, which is best achieved in person. - Questions: It's far easier to approach someone for assistance in person rather than navigating through phone calls and waiting for responses. Like other well-known commercial centers including Hong Kong, London, and Los Angeles, Toronto’s commercial office market recorded a substantial rise in office vacancy rates last year. CBRE recently published a report on Canada’s Q4 2023 office figures which reveals that office vacancies in downtown Toronto have risen to their highest on record in 28 years — reaching 17.4% in 2023. According to a report published by the Toronto Sun, the rise in vacancies is even more pronounced outside of Toronto’s downtown core at 20.3%. Office vacancies in major U.S. cities have reached their highest levels in at least four decades, with 19.6% of office space unleased as of the fourth quarter of 2023. This trend can be attributed to years of overbuilding and changing work habits, which were further accelerated by the pandemic.

The office is NOT dead. Not according to our data… Now, I get it. We’re all partial to a dramatic headline. And in industries like ours, they’re often what start the important conversations. But despite the claims that the office is dead, or that the future of the workplace is doomed, that’s simply not what we’re seeing. Across our portfolio, our vacancy rate is around 2%, and we regularly have fantastic brands and businesses coming to us directly to enquire about space. People still come to places like the West End and their global counterparts looking for both work and pleasure. And it’s easy to find the best of both. Personally, while I love the freedom to work from home or on a train when it suits, few things beat doing the work I love in the city I love. And being able to take a lunchtime stroll down London’s best high streets is of course an excellent perk. The office hasn’t died, it’s just evolved. The future of workplace isn’t doomed, it’s just different. That’s my take at least. What do you think? #placemaking #office #westend

Offices in cities are hubs of #serendipitous opportunities. The greater the density of people, the more creatively vibrant the group becomes. It’s like a magical mutliplier effect. However, for work requiring intense focus, solitude is essential, and the open plan office design is not made for this, at all. (Especially if you’re sat near… me!) Imo, a blend of hybrid home/office, catering to the different roles of course, is needed. Until offices can offer both communal and private spaces, a hybrid approach with a bias towards working from home is likely to be preferred by many. We’re human, we like comfort of our sofa (and not being near a loud BD reps making calls all day!) I am optimistic about a future that embraces both environments, especially with Mixed Relaity nearing us. However, that serendipitous opportunity multiplier effect, I think, happens at its best in an office, in person.
