Chapter 2, Raising Capital for Real Estate: It’s already tough enough convincing potential limited partners (LPs) who’ve already previously invested in the asset class you’re pitching to invest in your deal. For institutional LPs, deal has to “check all the boxes” & “pencil” for targeted “net returns” via their underwritten assumptions w/ enough “juice” & downside protection. For syndications, limited partners might be let’s say more cash yield driven, but they still appreciate downside protection in achieving these returns to get comfortable. That said, it’s much tougher trying to convince LPs who’ve never even invested in the asset class you’re pitching to take a chance & get out of comfort zone.
