In the average commercial real estate deal, there are two parties: The GP (General Partner) The LP (Limited Partner) The GP is responsible for sourcing the deals, managing the properties, and ensuring everything goes smoothly. The LPs only have to invest, and as passive investors in the deal they get a proportionately smaller share of the return. As a Co-GP all you need to do is invest (like an LP) but you will receive a return from the GP’s portion. Invest like an LP, but earn like a GP. CrossHarbor Capital Partners, a multi-strategy commercial real estate investor, closed its tenth opportunistic fund – CrossHarbor Institutional Partners Fund 2021 – at $865m, with an additional co-investment of $55m that has already been put to work. The closed-end fund exceeded its $850m target. "We are grateful for the continued support from our existing investor base, and we are pleased to welcome a number of new partners with this fund,” said William Kremer, CrossHarbor Capital Partners. “We believe the current market will create significant opportunities for our investors, with CrossHarbor well positioned to execute our strategy.” Boston-based CrossHarbor aims to deploy the new funds into high-yield debt and equity investment opportunities across all US property types. Elliott is making a name for itself in the continuation fund biz: Elliott Investment Management L.P. is lead investor in a deal that will move Opta Group out of an older Speyside Equity #privateequity fund and into a continuation pool. The deal is said to be in the range of $500m and as usual, allows LPs in the older for to sell or roll. I'm not clear if there's a 'status quo' option for rolling LPs to stick on same terms as they had in the fund (that appears to be making a come back in the tougher markets).
