Well-informed residents are less likely to violate the rules and more likely to report violations. 5. Implement a Guest Registration System: Require residents to notify management when guests stay in their apartment during their absence. Use property management software to track registrations and deny access to unregistered guests.

Here are the NYC registration numbers — just 257 host registrations approved —ahead of Sept. 5, when the city's enforcement rules kick in. The city has only reviewed one-fourth of the applications that have been submitted. It obviously lacks the staffing to do the job in an expeditious manner. Or is slow-walking them? Although more than half the applications were submitted after Aug. 8 when Airbnb had its lawsuit against the law dismissed. There's a lot of revenue — Airbnb alone does about $85 million annually in NYC — and hosts' livelihoods at risk. Banning STRAs has proven vacancy rates and rental prices drop but these restrictions are not suitable for those tourist reliant areas. There are effective measures and restrictions that can maintain the benefits of the STRA sector, while increasing housing supply and ultimately alleviating rental pressures. Moving a percentage of STRAs to long-term rentals can balance the rental market by increasing the vacancy rate to a healthy 3% which would reduce rents. How? By implementing meaningful policy for your locality and committing to enforcing it, an increase long term rental can be achieved. There are enough STRAs to have a material effect and can keep the benefits of the sector. "What is so different about Irvine is that they did not just put a ban in place," Seiler said.
