The City of Lakes Community Land Trust is honored to have "The 628" recognized as a Finance & Commerce Top Project for 2023. 🏆 In order to make The 628 a reality, The City of Lakes Community Land Trust and Hope Community, Inc. leveraged their distinct capabilities and knowledge of the Phillips neighborhood and submitted a proposal to co-develop 628 East Franklin into seven long-term affordable homeownership units. A year later, with significant funding support from the City of Minneapolis and Minnesota Housing, the CLCLT acquired the property and restoration began. The 628 has now been remodeled into seven condominiums: Six units with three bedrooms and one 1-bedroom unit. The larger units (1,400 to 1,550 sf) offer families an opportunity for ownership not usually found in multi-family buildings. The building’s exterior is original brick as are many of the interior walls. Renovations adhere to Minnesota Green Communities Standards, and in the near future, solar panels will be installed to further long-term sustainability for homeowners. The CLCLT will remain in ownership of the land and ensure the homes remain affordable to individuals or families at or below 60% of the Area Median Income with each resale. The family-owned real estate development company finalized a sale-leaseback with Ohio Health Center for the 22,464-square-foot building at 1000 E. Broad St. As part of the deal, Ohio Health will maintain its space in more than 50% of the property, though the practice is currently seeking a buyer that would expand into 2,500 square feet to 6,000 square feet on the second floor, Dustin Braun with HomeRounds Realty told CoStar. The sale came out to $2.725 million, or about $121 per square foot. The three-story property was built in 1975 just east of Downtown. Braun Donnell Development obtained a nearly $1.6 million loan through Park National Bank for the purchase, according to public records. Ten years on ... It was nearly 10 years ago that we bought and refurbished this HMO in Stoke-on-Trent. This particular ensuite room has had very few upgrades since then. The furniture looks a little dated, and the colours would be different now. But I think this is what a well-maintained and initially well developed HMO room can look like ten years on. It still rents incredibly well. (Current rent level £550 per month). People often ask me 'How do I ensure that my rooms still look as good as new and rent just as well as they when they were first on the market'? The answer is - regular checks - proactive maintenance - robust check in and out systems - clarity around deposits and deductions for damages - fast communication with all concerned (if it's a property we manage then that includes the landlord) - nipping problems in the bud that will escalate and cause further damage or disrepair - programmes of improvement where needed - eagle eyed staff who observe details and don't just brush off problems
