Did the Indy housing market cool off this summer? Welcome to our series, Monthly Market Update with Mel, where we cover what’s going on in the Indianapolis area housing market. Highlight of the summer, median sales price showed a promising increase of 2% up from last year that’s $300,000 on average. While the number of closed sales and new listings saw a dip, that just means less competition for sellers in the marketplace. Median days on market we’re still in the single digits at nine days and homes are still selling at 99.2% of their list price. Our average monthly supply were sitting at 1.3 months that’s compared to 3.1 national average so that does highlight the demand in Indianapolis. Interest rates are sitting around 7%. This has impacted some buyer demands but our existing home inventory dropped 30% which means some buyers are having to turn in new construction as an option so stay tuned as we navigate the dynamics of central Indiana real estate market together.
