It might sound great that the Priory Green Estate, where we're based, is in one of the coolest neighbourhoods in the world – but our residents aren't exactly seeing the benefits. They live just five minutes from the high end bars and restaurants of Granary Square and Coal Drops Yard, but they might as well be a million miles away. We're on hand, though, to provide more affordable options, such as a basket of shopping worth around £30-£35 for just £3.50 for Pantry members. And we're also harnessing the #teambuilding budgets of some cracking #hyperlocal organisations, using the profits from the cooking experiences they attend to fund free cooking classes and community meals. We're hosting one such meal today, offering our residents a three-course Turkish meal which includes beef koftes, veggie shish, bulgar pilavi and rose scented cheescake, all cooked by a team from Genuine Dining. High end food, for sure, but at no cost to our residents. That's #socialimpact brought to life.

The restaurant gets to increase their footprint at little or no cost to them, but the adjoining retailers lose parking spaces and sales. Also, the landlord does not always profit from these arrangements. In most cases, landlords do not charge for patio/outside space but if they receive percentage rent from the tenant, their NOI should go up. The author proposes that the city gets into the real estate business and charge rent for the lost parking spaces. I recommend we return to the uses of parking pre-pandemic as those addressed all stake holders. What do you think?

Here is a great article that highlights why hospitality has a problem...peoples expectation that the British Library with a warm space and clean tables, staff and service and a place to sit should be charging the same cafe on the side of a sports pitch or community centre for a cup of tea. Which in this case should always be £1.... The argument that circa £2.70 for a cup of tea in cafe is expensive is wrong and just infuriating. If you don't want to pay the prices get a flask and be prepared.

This is worse than I expected... Prepare yourselves, for the storm of Restaurant Armageddon 2024 has descended upon us earlier than anticipated. The signs were there, but few expected it to arrive so abruptly. Nor was I expecting this problem to be happening in cities all over the country. This isn't just a local issue; it's a nationwide trend, with cities like Naples, Tampa, LA, and NYC feeling the impact. Landlords are blowing up my phone seeking guidance as their tenants are struggling to meet rent obligations during what should be the peak months. Brokers, who once dismissed my warnings, are now presenting prime locations that were once out of reach for struggling restaurateurs. Second-generation restaurant spaces, once rare commodities, are now emerging in unexpected neighborhoods like Brickell and Sunset Harbor, signaling a broader industry trend. Don’t worry you’re favorite spots like Gekko and Komodo are doing just fine because @davegrutman is a machine. But many places you probably know of are facing closure in the next couple of months. Our last hope is to rely on the spring breakers… Oh brother… Due to the curfew and parking restrictions, tourists are avoiding Miami this year. With no peak season, there is no way some of the local favorites are going to survive the summer. Despite the grim outlook, my exclusive clients and I are taking FULL ADVANTAGE of the situation at hand. We're taking a proactive approach, aggressively pursuing every second-gen restaurant opportunity available. This is a time for bold moves. Let's turn this challenge into an opportunity.
