Let’s meet her! ❓What makes you, uniquely you? ✏️ In addition to my old soul and fondness for cold weather, my dedication to animal rescue sets me apart. I volunteer at a local animal rescue organization, Ana's Angels, where I assist at adoption events, foster animals, respond to calls for help, and trap animals in need of medical care. This work is by far the most rewarding experience. I also have a cat at home that I personally rescued. He was a stray that got hit by a car. It took over a week of setting traps and sleeping in my car, but I eventually caught him. Now, he lives happily indoors, though he only has three legs. ❓What is your favorite ‘member moment’? ✏️ One of my favorite member moments was when a new member I helped with a vehicle loan called to thank me for my time and effort. Their application was more challenging, but they were incredibly grateful for how efficiently and quickly I handled their loan. It was such a satisfying moment to receive a call just to say "Thank you." ❓What inspires you? ✏️ My nieces are my greatest inspiration, motivating me to be the best person I can be. I strive to be the person for them that I needed at their age, and our close bond is such a great feeling. ❓What is your favorite part of living in Northeast Florida? ✏️ Our beaches! I love looking for sharks teeth and we have some of the best beaches right in our own backyard. I actually have my favorite shark tooth from my collection as a tattoo! It see these concerns very often for clients who do not have children. Coming up with someone is hard regardless, but not having someone you can trust is even harder. A tangled title can result when a home is passed down informally from generation to generation, often because a homeowner passes away without a will. This complex issue, largely impacting low-income homeowners, can affect an individual’s ability to maintain their home and build generational wealth. In 2022, Rebuilding Together and Wells Fargo launched the Heirs’ Property pilot initiative to provide educational outreach, free legal assistance and estate planning services to neighbors in need. Local affiliates are working to address title issues and preserve generational wealth for low-income households across the country. 'Mitchell didn’t trust the courts, so he didn’t leave a will. Instead, he let the land become heirs’ property, a form of ownership in which descendants inherit an interest, like holding stock in a company. The practice began during Reconstruction, when many African Americans didn’t have access to the legal system, and it continued through the Jim Crow era, when black communities were suspicious of white Southern courts. In the United States today, 76% of African Americans do not have a will, more than twice the percentage of white Americans. Many assume that not having a will keeps land in the family. In reality, it jeopardizes ownership. David Dietrich, a former co-chair of the American Bar Association’s Property Preservation Task Force, has called heirs’ property “the worst problem you never heard of.” The U.S. Department of Agriculture has recognized it as “the leading cause of Black involuntary land loss.” Heirs’ property is estimated to make up more than a third of Southern black-owned land — 3.5 million acres, worth more than $28 billion. These landowners are vulnerable to laws and loopholes that allow speculators and developers to acquire their property. Black families watch as their land is auctioned on courthouse steps or forced into a sale against their will. Nathan Rosenberg, a lawyer and a researcher in the group, told me, “If you want to understand wealth and inequality in this country, you have to understand black land loss.” These landowners are exposed in a variety of ways. They don’t qualify for certain Department of Agriculture loans to purchase livestock or cover the cost of planting. Individual heirs can’t use their land as collateral with banks and other institutions, and so are denied private financing and federal home-improvement loans. They generally aren’t eligible for disaster relief. In 2005, Hurricane Katrina laid bare the extent of the problem in New Orleans, where 25,000 families who applied for rebuilding grants had heirs’ property. Here are some guidelines I have found which help to determine if a tenant needs to be told their lease will not be renewed. These guidelines assume your state laws allow the landlord to make these decisions. It’s not meant to be legal advice, though, so don’t interpret it that way. ⛔ Is there a safety issue? Although this is probably covered in your lease, if they’re doing something which could create any kind of safety risk to the property, their neighbors, the cars, or themselves, they should leave. ⛔ Is there so much filth in the unit that it is nauseating to enter? Pets urinating on the floor? Never vacuumed or cleaned since they moved in? That’s just flagrant, unsanitary, and likely causing much more damage than their security deposit. Give them a short window to clean it thoroughly and prevent pets from further damage, then have them leave if they don’t comply. ⛔ Have other tenants reported things to you about this tenant? Don’t let this go too long because tenants who report issues are people you very much want in your property, and won’t wait too long for the problem to be fixed. They’ll just leave. Then you still have a bad tenant and lost a good one. ⛔ What is your vacancy and financial condition? If you have a tenant who is dirty but pays their rent on time, is nice, and doesn’t affect other tenants, as long as they’re not creating problems with roaches or rodents, it may be okay for them to stay until the property is more stable. ⛔ What is going on with the tenant personally? Did they just have a baby or a family tragedy? Although we don’t operate property ownership as a charity, we are in this game to improve lives. Look for a way to accommodate this person for some period of time. Offer assistance. This is not the time to end their tenancy. A good property manager has no trouble making these decisions, but even then, they will want your guidance.
