It's clear that capital drives expansion, and for Durham, that's particularly true in the industrial sector right now. Over the last four years, industrial rent growth has soared, with Class C spaces experiencing a close to 80% hike. As companies like VinFast expand, service-based businesses will increasingly need spaces, and they likely will not be looking at Class A buildings. At the moment, I'm focused on repositioning assets and transforming industrial properties into retail opportunities. This approach not only meets demand but maximizes value.
