All links across the real estate finance chain are struggling with the same: appropriately pricing climate risks. Methods to identify climate transition risks are standardizing (read: CRREM), however determining the price that investors must demand to be compensated for those risks is an entirely different challenge. "The task of quantifying the risks of climate change to real estate assets as a single number, even a set of basic numbers, is not something the industry yet knows how to do. Not the valuers, nor lenders, nor investors." A worthwhile read on how #realestate is not doing as much as it should to lower its #carbonemissions. This is worrisome. “Experts Bisnow interviewed identified myriad reasons for the lack of action by big real estate firms: #sustainability slipping down the agenda in the wake of a market downturn, a lack of any immediate financial imperative, and regulation creating increased burdens that actually hinder rather than help the push for decarbonization.” https://lnkd.in/esrUM5H5

I have seen the news that the Scottish Government may pause the proposed Scottish Passivhaus equivalent policy for all new builds, it was set for Dec 2024. The reason to pause this new policy they say is due to the housing crisis and that they will not hit the climate target in 2030. What are your thought's on this ? All I can think is surely continuing with it will still make an impact and in years to come be better all round, you will get more homes built to better standards, to work to a different target, why does it all have to be scrapped? The money you invest up front to build better homes you would recoup within 3-5years possibly sooner! Project Scotland writes a good article about this below and why they should carry on with the proposed policy.
