Managing Director Public Non-Profit Solutions, Streetsense; Former New York City Planning Commissioner
Whether we like it or not, many US cities are still in full throttle recovery mode following COVID. The systemic changes wrought by hybrid work continue to fuel lower occupancy rates for downtown office buildings. This domino effect of fewer workers is further evidenced by ground-floor retail vacancy rates. Simply put, more bodies are needed to fill empty buildings, whether these individuals arrive as employees, residents, visitors, students, or patients. Steve Roth, CEO of Vornado Realty Trust, the second-largest commercial landlord in New York City recently described the challenge in New York this way - "245 million of New York's 422 million square feet of office space as old, obsolete, and well past their sell-by date." Finding new uses for these buildings will be among the most pressing challenges that city builders will face in the next 20-30 years. The solution will clearly require unprecedented leadership and collaboration between the private, public, and non-profit sectors. This panel brought together precisely these partners to discuss how Washington D.C. is tackling the problem, which may serve as inspiration for other cities facing similar challenges. If you'd like to see the video, a link is available below!
In our recent symposium on office-to-residential conversions with DCBIA and the DC BID Council, we explored the strategies and policies necessary to enhance the value proposition of downtown urban environments as not just business districts, but as places to live, work, and visit. See what our panelists had to say—get the full video recording here: https://bit.ly/3Q66mhi Led by Larisa Ortiz (Streetsense Managing Director of Public Non-profit Solutions and former New York City Planning Commissioner), the discussion includes Nina Albert (D.C. Deputy Mayor), Richard Lake (Managing Partner, Roadside Development LLC), Gary Cohen (President, Willco), Leona Agouridis (President and CEO, Golden Triangle Business Improvement District), and Gerren Price (President and CEO, DowntownDC BID). #officeconversions #realestate

What banking with purpose can deliver...
CEO and Founder at Gympanzees, a multi award winning charity providing play and exercise for disabled children.
There has been a good reason why I've not really been on Linked In for the past 8 months.. I am now absolutely over the moon to be able to announce that we have secured a site for Gympanzees! And what a site. I actually can't believe it is ours as it could not be more perfect for our families. The 14acre site includes a 43,000sqft building, 7 acres of Greenland including a gorgeous woodland and 500 parking spaces. We secured £3.3m including c£200k of Pro Bono work to be able to purchase the site thanks to some incredible companies and individuals including Triodos Bank, THE SUNRISE FOUNDATION CIO , The Nisbet Trust, Rockcliffe Charitable Trust, JLL, Stride Treglown, Hydrock, BOM IT Solutions ,Osborne Clarke, Northen Surveying Services Ltd and Burston Cook. And today we launch our £10.8m Capital Campaign. Phase 1 is £8m to be able to open our doors to our families. Phase 2 £2.8m will allow us to open up the rest of the building and replace the roof and windows. We have achieved a massive milestone but have a way to go! If you think you or your company could get involved I'd love to hear from you - this is going to be a great adventure and we'd love to have you along for the ride!!
