Being a municipal executive isn't easy. There are days where nothing seems to go right, stress creeping in from every single direction, the late nights from meetings/budget prep/daily operations/etc., to even the pressure we put on ourselves as professionals to perform for our residents and city council. I was re-watching my interview from the other day and then my office phone rang, I paused the video, and this was the image that was on my computer when I returned. This image made me take a step back and appreciate the fun in my job. Is being a City Administrator difficult? Yes. Are the job responsibilities stressful? Yes. But ya know what...our jobs can also be fun and we can enjoy ourselves along the way too! Too often, I see public managers have their "City Manager" face on 24/7. Can we normalize public sector executives (and other government leaders) as people, who can have fun/laugh too? #publicsector #publicmanagement #citymanager #cityadministrator

It is true that office vacancy in Kansas City (and across the country) is at a recent many year high of 21%. But not all buildings carry the vacancy equally. There is a major disparity of lower vacancy in newer built product, and even more so amongst highly-amenities properties.

Orange County's office Mid-Year Market 2024's narrative unfolds with a complex blend of challenges and resilience. Vacancy rates inch lower to 16.34%, signaling cautious optimism as large spaces leave the speculative market. Yet, the soft sale environment and the rise in Class A vacancies to nearly 22% reveal deeper undercurrents. With transaction activity retreating and significant sales clocking in below pre-pandemic prices, the landscape is ripe for reevaluation and strategic investment. Dear Aspiring City Manager: A Missouri city couldn't find any applicants for its city administrator position -- so they repealed the requirement to have one. What if you had bet on yourself, applied, and got the job? In 5 years you could be earning $175,000 plus with this formula: ✅ Spend two years racking up some wins and building your resume, ✅ Jump to a larger city and land a salary north of $125K ✅ Spend 2-3 years there racking up some wins and ✅ Jump to a larger city and land a salary of $175K I made a career change/pivot. A full tear-down. And I landed my first city administrator gig in a small town of 1,700 back in July 2019. My starting salary: $60,000! YIKES! You read that right. Two years later, I jumped to a town of $2,500 for a salary of $95,000. In February of this year -- less than 5 years after getting the 'title', I was offered a city manager gig with a starting salary north of $200,000 -- but I turned it down because it didn't meet my number. I am no longer taking discounts for the value I bring to an organization. My point is that you have the ability to change your life dramatically in a very short period of time in this climate. All the rules -- conventional wisdom -- throw it out the window. The game has changed and there has never been a better time for aspiring city managers to enter the ranks. ---- And if you are an aspiring city manager -- you need to pay special attention to the announcement Micah Gaudet and I are making in the May 1st episode of the City Manager Unfiltered Podcast. it is time to bet on yourself and surround yourself with people who want to help you achieve your goals and aspirations.

#Memphis ranks second among all metro areas for the lowest percentage of individuals working from home. That data point certainly aligns with my experience as it feels more like the pre-covid days than what my friends in other markets have experienced. This metric also contributes to the reason why we are still transacting non-distressed office properties in Memphis. #investmentsales #capitalmarkets #commercialrealestate #realestateinvesting #realestateinvestment | Memphis Business Journal | Stephen MacLeod | Cushman & Wakefield | Commercial Advisors - Memphis | Greater Memphis Chamber

Insight from my friend and partner Ross Moskowitz here on the #US #office market and what might pave the road to a quicker recovery.
“The current vacancies in office buildings are a market problem, and the burden falls on the private sector,” says Ross Moskowitz. "But if those office vacancies represent a market failure, is that now a policy problem that the government must respond to?" Ross, a real estate partner in our Corporate and Finance practice group, spoke with Law360 to examine the opportunities facing New York developers in office to residential conversions.
