Total inventory is now up to 128,359,416 SF with 3,555,692 SF delivering in Q1. Construction is underway on a total of 13,387,000 SF, with 7.7MSF (57%) dedicated to speculative projects and 5.7MSF (43%) designated for build-to-suit developments. This ratio of spec to BTS is much more in balance than we have seen over the past several quarters. 7.1MSF, or 53% of the space currently under construction, is either pre-leased spec space or BTS. Total net absorption for Q1 was 1,866,874 SF and the overall vacancy rate inched up to 8.36% from 7.23% as of year-end 2023. Interesting new market data. With large industrial construction slowing, we should see a rebalancing of supply and demand in the coming quarters.

As of Q3 2023, the vacancy rate in the DFW industrial market rose to 7.9%. Deliveries (17.7 million sq. ft.) increased 9% quarter-over-quarter from 16.3 million sq. ft., and increased 33% year-over-year from 13.3 million sq. ft. While the market is still "landlord favorable"--a vacancy rate below 8%--supply increases are shifting the DFW industrial market towards "neutral conditions"--a vacancy rate between 8% and 10%--heading into 2024. The final quarter of 2023 set a more than 20-year record for new industrial space completed in #Orlando, and another 6.2 million square feet will be completed by the end of 2024. That’s a faster expansion rate than any other major market in Florida except for #Jacksonville. That being said, the construction pipeline is beginning to wind down after an inventory expansion of 11% in the last five years. Vacancy is also moving up at the same time and has likely not yet hit its peak for this cycle. So where do we go from here? Manufacturing construction spend has increased tremendously over the past several years. In today's Thesis Driven, Hunter Hopcroft tackles the reindustrialization trend and its implications. Surprisingly, the biggest investments in new manufacturing aren't happening in the trendiest sunbelt markets. Rather, the midwest and the Southeast are seeing the greatest gains. But headwinds from skilled labor shortages and regulatory barriers - particularly NEPA and the Clean Air Act - limit the pace of America's reindustrialization. Ultimately, the growing role of manufacturing will benefit real estate investors with a holistic view of the market, where data from one side of their business - industrial, for example - can inform investments elsewhere, such as multifamily. The Dodge Momentum Index increased by 10.4% in June to 198.6 from May’s revised reading of 179.9. Dodge Construction Network data shows that commercial planning increased by 14.5%, and institutional planning rose by 0.2% in June. #usgnn #usglass #construction
