Material and Project Planning in Residential Construction How many construction supervisors and tradies does it take to change a light bulb? None, the light bulbs are late. This post is for anyone who’s ever worked in supply chain and/or construction. Coming from an FMCG Manufacturing and Supply Chain background I have learned that planning is a key to managing operations and capital efficiently. Not enough materials and manufacturing stops and customers don’t get product, too much and cash is tied up, warehouse space balloons and inventory risks becoming obsolete. That’s why FMCG companies (and building material suppliers) invest heavily in planning teams, S&OP processes and software systems – especially when they are managing tens of thousands of skus. The residential building companies (the customer) tend to fall into 2 camps – those that plan and those who react and whilst they don’t hold inventory there’s very good reasons to plan effectively. Those that plan · Understand the importance of having the right product at the right time to their customers, suppliers and the bottom line · Have a good grip on their current and future needs (at a project and business level) and this visibility is shared with all internal stakeholders · Have a good relationship with their suppliers · Can react quickly and with certainty when the environment changes Those who react · Planning is seen as non-critical to the business, very few people see themselves as planners and systems and processes are very basic · Material changes and complexity are seen as the suppliers job to manage · Generally manage day to day with a lot of “fire fighting”, urgent requests and escalations based on the days problems in what become a daily ritual A few volume builders I’ve worked with plan their builds very effectively – using either readily available tools and/or having developed their own tools and processes. Many of these businesses weathered the supply challenges much more effectively than their competitors through the Pandemic supply challenges – it wasn’t luck. It doesn’t require investment in new systems or new headcount or title changes – builders have the systems, people and skills in their teams – its about understanding that good planning and communication is critical and a competitive advantage and then embarking on change. #thinkwsieconsulting #supplychainplanning #residentialhousing

Don't Be Average. I was doing prep last night for my weekly email to our project team, and was looking up historical construction safety stats. A typical metric for construction project safety is TRIR (simple math is how many serious injuries per 100 people per year). The average for construction in the US is a TRIR of about 1.6. Thanks to our amazing safety and CM team, and the buy-in our our Trade Partners our current TRIR is around 0.04 for our Jacobs project in Holly Springs. If we were "average" we would have had roughly 75 serious injuries so far on this project. 25 years ago the construction industry TRIR was around 14, that math is sobering in terms of what was acceptable just a short time ago. One thing I hear regularly from people new to the site is that our safety requirements are over-the-top or that they are different than their last job. We are intentionally different. Do we really want to be average, where hurting our men and women in the field is considered normal?
