It's challenging to be a retail tenant these days... Vacancy is at 7.9% across #northwestarkansas and it's much lower than that in the "prime retail" pockets - West Bentonville, West Rogers/Pinnacle, and North Fayetteville. If a business needs a drive-thru, there's going to be multiple offers to lease the same space and the owner will be juggling lots of different variables in evaluating which is the right deal. We recently helped a national restaurant tenant secure a drive-thru space when they were up against 5 other offers in Bentonville. Who says retail is dying? Not so! With over 1,200 people moving to Florida a day it's unlikely that retail growth is stopping any time soon! Lake Nona developer Tavistock Development Co. has announced plans for a massive new lifestyle shopping center on the western portion of the master-planned community in Orlando. The developer submitted site plans to the city of Orlando depicting its planned "Lake Nona West" retail project — a 405,100 SF retail center to be built on a vacant, 54.3-acre portion of Lake Nona's development plan. Lake Nona West is expected to break ground in 2024 and open in the fall of 2025. Tenant announcements are expected to begin this winter. A site plan for the open-air shopping center reveals a 150,000 SF anchor tenant, in addition to six junior anchor tenants ranging from 14,000 - 50,100 SF The site plan also reflects a 24,000 SF grocery tenant, two outparcels along Lake Nona Boulevard that are not included in the 405,100 SF, as well as a denser area labeled "mini-town" with smaller spaces for shops and restaurants. The new retail and restaurant project likely will create hundreds of jobs, following a trend of industry job growth nationwide, according to a National Restaurant Association report. When Foxtrot closed doors earlier this year, what was not predicted was the frenzy of #RetailRealEstate operators pouncing on the opportunity to capture some prime #Retail frontage. In today's market, retail vacancy is sitting at a historic low, which is sub-5 percent, nationwide. So when there is any inkling of prime #RealEstate coming available, there is a "line out the door" to snag a piece of it, especially those spaces which are in dense neighborhoods which lend themselves towards retail operators like restaurants, entertainment venues and all types of retail concepts. The current market favors #Landlords and established operators, as landlords have a sea of potential tenants to choose from and established operators are able to provide the corporate guarantees, high rental rates and long-term leases which landlords are always seeking of a potential tenant.

Dees Stribling at Bisnow shares information on the record-low vacancy rate of retail, 4.1% as of Q1 2024. With vacancy rates so low, creating opportunity for space is at the forefront. Landlords have the opportunity to improve the quality of their tenants while increasing NOI and the value of their asset. Not all tenants Occupancy Cost are the same. I'm a restaurant guy; a restaurant tenant with an AUV of $450,000 vs a restaurant tenant with same use with an AUV of $850,000 has the ability to pay higher rents while still operating successfully. With competition fierce for space and many retailers focused on continued growth, there is an opportunity for best in class retailers to win space as it comes available because they have the ability to support a higher occupancy cost.
