Client: "I care about the sharpest interest rate." Us: "Really, why?" When structuring loans, the devil is often in the detail. For clients, often the more important factor than the interest rate is the 'all in cost of funds'. This is effectively what it costs you (the client) to access bank funding. In a practical sense for commercial lending, this is usually the mixture of line, usage, reference rate and ancillary fees associated with a loan product. This fee schedule can then be mapped onto a client's forecast loan utilisation to derive the expected 'all in cost of funds'. This allows cost comparisons on a 'like for like' basis across different commercial loan products. We're delighted to have delivered substantial value to our client through refinancing an existing loan across to a lender who offered offset for a commercial loan.
