Hongkong Land Limited and luxury retailers, including Hermès and Louis Vuitton, are investing US$1 billion to revamp Landmark, their flagship Hong Kong mall, showing strong confidence in the city's luxury market. The upgrade includes multi-story maison-style stores for 10 tenants, doubling their shop space and introducing new restaurants. This significant overhaul, one of Landmark's largest in 44 years, comes amidst competition from tax-free Hainan and Macau. Cartier, CHANEL, Christian Dior Couture, Hermès, Louis Vuitton, Prada Group, Saint Laurent, Sotheby's, Tiffany & Co., and Van Cleef & Arpels are investing $600 million in the new stores, with Hongkong Land Limited contributing $400 million. All tenants have committed to 10-year leases. CEO Michael Smith stated that the company will self-fund the renovation over three years, expanding to over 220,000 square feet to offer wider assortments and exclusive areas for top customers. Despite a 14.7% drop in retail sales in April, Landmark remains robust due to its local customer base, with 80% of clientele being residents. The renovation, spanning three years, aims to enhance the mall's offerings while maintaining operations during the transformation. Hot take, all luxury department stores (Saks, Neiman’s, and Nordstrom’s (not that they are in the same tier of luxury as the other 2)won’t exist in another 15 years as anything more then malls within a mall (aka big boxes with 50 leased boutiques inside and MAYBE a small amount of owned mens and woman’s contemporary. The reason being they don’t know how to buy goods anymore, brands are going to want to protect themselves from there constant markdowns caused from there poor buying choices, and brands are going to want to manage there own inventory. End of day, private equity owns everything now and are going to find this a safer play than managing stores as they previously were with no understanding of how to do so. We are already seeing this happen with Saks in NY as now more of that store is leased than owned!!

It has been leased to #Oakley Sunglasses, for the past 10 years & that lease expires in March of 2024. It seems you always hear that brick and mortar in retail is a dying breed. Well, don’t tell this to luxury retailers as more of these businesses are spending big on their U.S. real estate, according to a WSJ article. Case in point, French jeweler Van Cleef & Arpels is opening a new Manhattan location on Madison Avenue. Chanel recently reopened its Beverly Hills flagship after more than doubling its footprint to 30,000 square feet and Gucci is expanding throughout the U.S., and now counts eight Texas locations and a boutique in downtown Detroit. These operators are part of a wave of European and other high-end brands that are expanding more aggressively in the U.S. They are signing leases for bigger space, offering more food and drink, and venturing beyond their traditional high-street addresses into new markets. Scoop: Amid rebranding effort by owners, two more #luxury brands are OUT at the ex-Westfield mall, which now goes by Emporium Centre San Francisco. The mall formerly known as Westfield San Francisco Centre is wisely moving to a new name celebrating the beautiful ‘bones’ of the property…both physically and historically. In the meantime, more tenants drop like flies. These two high-end French cosmetics brands are the latest — and they have another interesting trait in common w/r/t #SanFrancisco.
