Mixed-use developments. Redefining urban living. 🏡  In urban landscape, mixed-use developments are emerging as a dynamic solution to meet the changing needs of modern city dwellers. These developments seamlessly blend residential, office, retail, hospitality, and outdoor spaces, creating vibrant communities where residents can live, work, rest, and play. This holistic approach to urban planning is becoming increasingly relevant with the work-from-home (WFH) and work-from-anywhere (WFA) trends, as well as the urgent need to address housing shortages.  Here are two exemplary mixed-use projects that illustrate the potential of this concept. 👇  🏡 Vertikal Nydalen in Nordre Aker— once an industrial area and later a business hub, Nydalen in Oslo is transforming into a vibrant residential center. Snøhetta’s Vertikal Nydalen development epitomizes this transformation with its car-free town square and high-rise building.   🏡 Two Manhattan West in New York— located above the active railway tracks feeding Penn Station, Manhattan West is a massive development featuring two towers that bring two acres of public space, offices, residences, hospitality, and retail to a previously underdeveloped district.  Mixed-use developments illustrate how thoughtful urban planning can create lively, integrated communities. Reaching the summit at Island! We had a great day last week, bringing together our HBD colleagues alongside our partners Greater Manchester Combined Authority (GMPF) at Island - celebrating the building’s ‘topping out’. The event marked us reaching the highest point in the building’s construction, with partners, guests, and our main contractor and Bowmer and Kirkland Ltd gathering on Island’s 9th floor. Island on John Dalton Street in Manchester’s ‘prime’ core, is one of the city’s most sustainable office schemes; designed by Cartwright Pickard the 100,000 sq. ft net zero carbon building will be smart-enabled and targeting to be EPC A rated, achieve Nabers 5.5 stars, and be BREEAM Excellent. Island will also incorporate resilient technology infrastructure to support occupiers ESG objectives and its energy consumption will be 46% lower than the 2020 Real Estate Environmental Benchmark. Speaking at the event, our colleague Adam Brady, Executive Director at HBD, said: “Island is now becoming a reality. Every element of Island, from the structure to the internal operations, has been carefully thought through to provide occupiers with a highly intelligent building which will support their business and their ESG criteria for many years to come.” Island will complete this summer.
