Utah is experiencing a housing crisis where the demand for housing is far greater than the current supply. ADU’s offer a housing solution for single-family homeowners to help beat the housing crisis. This means that when our kids, newlyweds, parents, and others want to live locally, an affordable option awaits them. So, what is an ADU? It stands for Accessory Dwelling Unit. Some know them as Mother-in-Law apartments, granny flats, basement apartments, tiny homes, barndominiums, etc. It’s basically a second dwelling unit that is located on a person's property for the purpose of providing independent living facilities. ADU’s offer many benefits as well: they provide cheaper housing options for those unable to afford their own home, allow for additional family income for ADU owners and more! 🏗️ Witness the transformation! A two story structure going up in Clairemont features two stacked 1200 sqft 3BR/3BA units. Even though the property is single family, the multiple units can be built as part of San Diego's innovative Affordable ADU Bonus program. Additional ADUs are allowed provided one ADU is deed restricted for moderate-income households for 15 years or for low-income households for 10 years. This deed restriction allows for the construction of one additional unrestricted ADU, which can be rented at market rates. On a single-family property, you can build up to four ADUs: one by-right ADU, one affordable ADU, one bonus ADU, plus one Junior ADU (JADU), although JADUs have owner occupancy requirements. On a multifamily property, you can build up to two by-right ADUs, plus an affordable ADU and a bonus ADU. And in certain "Sustainable Development Areas," there is no specific limit to the number of additional affordable and bonus ADUs you can construct, subject to other zoning restrictions like floor area ratio (FAR), lot coverage, setbacks, and height. Building under this unique program, the property owner is contributing to affordable housing by constructing one unit for moderate-income families, paired with another unrestricted unit. The demand for more diverse housing options is high, but the process of creating them is complicated and fragmented. While developers struggle to navigate the complex regulations and handle the associated costs, the situation is even more challenging for ordinary citizens. Therefore, we need to establish policies and frameworks that encourage and empower citizens to build middle housing, which can act as a catalyst for creating adaptable and resilient neighborhoods.

Thanks to soaring housing prices, the era of the 400-square-foot subdivision house is upon us. Meet Robert Lanter, a 63-year-old retired nurse who lives in a 600-square-foot house that can be traversed in five seconds and vacuumed from a single outlet. Mr. Lanter's house could easily fit on a flatbed truck, and is dwarfed by the two-story suburban homes that prevail on the blocks around him. But, in fact, there are even smaller homes in his subdivision, Cinder Butte, which was developed by a local builder called Hayden Homes. Some of his neighbors live in houses that total just 400 square feet — a 20-by-20-foot house attached to a 20-by-20-foot garage. Each of these details amounts to something bigger, for Mr. Lanter’s life and the U.S. housing market: a house under $300,000, something increasingly hard to find. That price allowed Mr. Lanter to buy a new single-family home in a subdivision in Redmond, Ore., about 30 minutes outside Bend, where he is from and which is, along with its surrounding area, one of Oregon’s most expensive housing markets. ADU's are an instant value add. The parameters are broad and easy to obtain for qualifying properties. The "cottage" (call it what you like!) can meet your own needs (an office out of the house) and/or a housing need for in/outlaw senior care and support. The ADU can also be rented with the benefit of passive income. It is an ingenious way to meet housing/professional space needs and diversify options that have a very small footprint.
