Battling through sickness, airport delays and the Swedish winter cold, we had the pleasure to present our new research paper “The Volatility of Listed Real Estate in Europe and Portfolio Implications” in the research seminar at KTH (Kungliga Tekniska högskolan) in Stockholm. Our paper is currently work in progress and is part of the EPRA (European Public Real Estate Association) research programme. It analyzes how the volatility of European listed real estate has changed across sectors and countries during the period 2003-2022. We also investigate whether volatility patterns, as well as deviations from NAV, can be used to implement tactical rebalancing in listed real estate portfolios to generate higher risk-adjusted returns. Our results demonstrate the usefulness for investors of considering publicly available information (i.e., price volatilities and premia/discounts to NAV) when allocating funds to listed real estate. Hopefully, our paper also makes a convincing case for the benefits of listed real estate markets, notably in terms of liquidity and transparency. Looking back on 2023, it will be remembered as a year of notable events in the eurozone. We saw record levels of inflation and interest rates, which contributed to a cautious investment climate. In fact, European investment transactions reached their lowest point since the eurozone debt crisis. This was compounded by a recession in Europe's manufacturing economies due to higher energy prices, as well as the challenges businesses faced with rising wage costs and labor shortages. Looking ahead, the eurozone is expected to experience zero GDP growth in 2024 after emerging from a mild recession in the first half of the year. However, there is optimism for a 1.0% expansion in 2025, according to Capital Economics. For investors, the higher cost of debt will lead to adjustments in real estate yields. This presents opportunities in 2024 for those who are willing to secure prime assets at discounted prices and take advantage of yield compression in the latter half of the year. Additionally, investors who are willing to repurpose distressed assets in good locations and transform them into prime properties through asset management will also be rewarded.
