The good news is that the most recent FED rate increase and statements did not have an immediate impact on our price recovery. Lenders helped by tuning up their loan rate buydown programs, adjustable rate loans and 15 year mortgages to offset some of the sting from high rates on conventional 30 year loans. Buyers presently appear to have some appetites for these solutions. Most brokers agree this is just and band-aid. A sustained period of home price growth will probably rely on rates about 1% lower than today.
