Another fully booked weekend in Athens, and despite the weather, occupancies are as high as 98-99%. This is probably the last weekend of 2023 that the city is experiencing such high occupancies. Looking forward to September 2024! Many #accommodations failed to forecast demand and did not capitalize the opportunity that was there. ➡️ #Hotels that work with standard high/low season pricing lost a significant income, especially in the first week of September when demand was much lower than anticipated. ➡️ Short-term rental properties selling at very low prices (100sq.m. apartments under 100 euros per night). ➡️ Travelers booked all cheap properties early, leaving pricier and low guest review score properties for late bookers. It was not difficult to forecast and predict demand for September. All that is needed is pricing and occupancy data and I am thankful to have full data sets since mid-2015. But even if I had 2-3 years of data, I would still be able to forecast demand, at least for September, the highest-performing month of the year for accommodation properties in Athens. Even without studying any revenue management course or book. It is just plain logic. Hope this helps some people price their hotel rooms or vacation rental properties accordingly in 2024. The benefits are outstanding: .✅ Higher revenues can be a survival factor for the low-demand season ahead of us. Unless you are looking for loans. ✅ High occupancies even when the Syntagma and Plaka areas look like deserted towns on OTA map results. ✅ Challenging month for improving guest experience and operations. ✅ Revenue for winter even if occupancy falls below 50%. And best of all: 💯 Great times for identifying competitor weaknesses and using your findings to your advantage. With thousands of properties with inexperienced revenue management, the opportunities are truly endless.
