The Well and Forest Towns/North on Bayview have won in the categories of "Best New Community - Built" and "Best Semi/Townhouse Design," respectively. The Well is one of North America’s most ambitious developments in downtown Toronto, transforming 7.8 acres into a vibrant, pedestrian-centred neighbourhood featuring offices, residences, retail spaces, art galleries, bars, and restaurants. Our design for the multi-level retail corridor seamlessly integrates with the surrounding Victorian-era homes and repurposed industrial warehouses, creating a distinctive ambiance under a sculptural glazed canopy. Forest Towns/North on Bayview, a 10-acre development with townhomes, condominiums, and lively retail, has been honoured for its luxurious design and community-centric layout. The latest victim of the shrinking home: HALLWAYS. When asked how designs are shifting to make homes smaller, architects and residential designers tell us... 🗨 "[We] reduced circulation [and] simplified the foundation to be more efficient." 🗨 "[We are] applying a conscious effort to comfortably provide only the space that is needed for a room. Often this accompanies an effort to efficiently control circulation within and between spaces." 🗨 "Elimination of hallways as much as possible." What's driving this trend? Homes are shrinking to become more affordable, but we still need the same number of rooms and features (like bedrooms, home offices, etc). We can reduce room sizes, but we don’t want rooms to be TOO small. Hallways and other circulation spaces aren't places we spend time, so we can make them smaller without much impact on the homebuyer, as long as the house still flows well. All great designs start with a vision. And some of the very best visions for complex designs that need to account for multiple objectives often develop their focus in a collaborative, collegial environment that involves different perspectives. This is how our team worked with the City of Pickering, Ont. Can to develop a public realm vision for Phase 1 of Pickering City Centre–a 55-acre, master planned, mixed-use community by developer CentreCourt and designed by Diamond Schmitt Architects. Our combined efforts have yielded a public realm design that features imaginative pedestrian clearways, a coherent language across all street furniture types, distinctive lighting fixtures, and a material palette that will a create strong sense of place for the ambitious development, which will convert a suburban mall into a vibrant urban core and transit centre. STUDIO tla is leading the design of outdoor spaces with the larger consulting team on the project, which includes (4) residential towers that will offer approximately 2,200 residential units and approximately 111,483 m² of residential and commercial density. Ensuring that all contributions to the overall design from each discipline integrates with the public realm vision is a key part of our role on the project. For example, our design–through collaboration with BA Consulting Group Ltd. and adherence to the City’s urban design vision–will promote an active transportation system in Pickering City Centre through a network of paths and mid-block connections that encourages pedestrian porosity to make moving through the development safe and efficient for community residents. Collaborating with Diamond Schmitt, we aligned the design language between the interior ground-level workspaces and outdoor spaces to allow people to move freely between indoor and outdoor environments. Newham Council has issued a Resolution to Grant for a mixed-use scheme we designed on High Street North, Leytonstone. The site is currently partially occupied by two retail businesses and two residential apartments. The rear of the site presents an opportunity to repurpose underutilised space and increase the number of homes in this prime, well-connected location. Our design proposal seeks to reconfigure the existing building and add a sympathetic and sustainable extension to provide a further six properties. Our approach followed three core principles: 1) Retention of the primary structure – reusing and reconfiguring the existing building to maintain an active frontage and enable existing businesses to remain in situ 2) Respect neighbouring massing & materials – the rear extension maintains a datum line with the neighbouring terraced housing while the choice of London stock brick and deep red zinc matches the existing building and roof tiles 3) Cohesivity between existing & new – a set-back element is designed to unite the existing building and extension, allowing the redevelopment to be read as a complete street scene Apartments feature a mix of one-, two- and three-bedroom designs and all are dual aspect. At Bradbourne, we source all kinds of properties on behalf of our clients from Georgian manor houses to modern penthouses. Over the next few months, we will be breaking down all of the most popular architectural styles and discussing the merits of each one. To kick off this series, we're starting with modern minimalism - one of our favourite styles. While period properties have long been popular amongst our clients, we’re seeing an increasing number of people interested in exploring modern architecture. The 1990s saw modernism rejected, but today modernist architecture has risen in popularity once again; and this, alongside people’s desire to live in a more sustainable, environmentally-friendly way, has led, in part, to a drive towards modern minimalist style. The form and shape of these homes consider the importance of sunlight and shade (in addition to how the rooms within might be used), and homes can now be built as sealed units to minimise heat loss, with heat exchangers to provide warmth and fresh air. Solar panels are often fitted in new homes, and open plan interiors can also be designed without the problems of draughts. Timber cladding and exposed steelwork are common features as are large expanses of glass, which, thanks to new double and triple glazing technology, can be fitted whilst maintaining thermal efficiency. The benefits of modern architecture don’t just extend to eco credentials though. From fabulously clean lines and interesting use of materials to homes which meld seamlessly into natural environments, modern homes are often both architecturally original and visually striking. A retrofit and extension we designed at Aylmer House, Harlow has been recommended for approval, subject to a S106 Agreement. Our newly approved design will see the height of Aylmer House increase by two storeys and the building’s second and third floors converted from commercial to residential. This will enable the creation of 29 one, two and three bedroom apartments as well as the retention of the existing ground floor public house. Our design approach sought to re-use as much of the building’s original structure as possible, while increasing the height to help meet the need for new homes in Harlow. Taking cues from the street scene, our design introduces: - A contemporary, sawtooth roof as a distinctive visual feature - Materials and a colour palette to create a positive connection with neighbouring buildings - Green roof to enable a 100% biodiversity net gain This “modern design methodology” was “welcomed and supported” within the planning officer’s report, which also states: “the proposed development is considered to significantly improve the appearance of the existing building through the use of contemporary architectural design and materials.
