Mitiska REIM has today announced on behalf of the MEREP Light Industrial Fund the acquisition of Village Économique Montataire, an income-producing SME business park adjacent to the city of Creil in the Greater Paris region.   Situated on an urban infill location close to the main departmental road connecting Compiègne with the northern L’Oise region, the business park has an existing gross leasable area (GLA) of 22,000 sqm comprised of around 60 SME units and offices ranging in size from 30-3,000 sqm.   As part of its value-add strategy, Mitiska REIM plans to refurbish the existing buildings on site and upgrade them to achieve a BREEAM Official certification of “Very Good”. I recently came across a fantastic video shared by Kinga Ociepa-Kossowska, which brilliantly highlights the importance of #assetoptimisation, #rethinking property use, and implementing #inclusivedesign. The space featured in the video truly captivated me with its innovative approach. By optimising assets and rethinking how properties can support users and tenants, not only do tenants and office users benefit from a more functional and appealing environment, but property owners also see increased property value and attract new tenants. The sale was concluded together with the consortium partner UBM Development. Located in Vienna’s historic city centre, #Palais #Hansen was converted to a hotel for the World’s Fair in 1873, but was never used as one. In 2007, the consortium partners Porr Solutions (now UBM Development), Warimpex, Wiener Städtische Versicherung, and Wien Holding GmbH decided to undertake the careful refurbishment of the listed building. In March 2013, was opened as a five-star hotel. “Our core business involves developing projects, operating them to generate stable cash flows, and selling them as soon as the highest added value can be achieved. The property has been part of the portfolio of the institutional property fund UniInstitutional European Real Estate since 2019. The buyer is Swedish property investor Niam. The parties have agreed not to disclose the purchase price in this off-market transaction. The #property at Fleminggatan 39-43 / Celsiusgatan 10 was built in 1939 by the renowned Swedish architect Sven Wallander and extensively modernised in 2013. It is located in the Kungsholmen district, directly adjacent to Stockholm’s city centre. The submarket is considered an extension of Stockholm's traditional #CBD due to its central location and excellent accessibility. Smultronet 6 has a lettable area of approximately 11,500 sqm, spread over three parts of the #building with up to eight upper floors. The space is currently 11 percent let to various smaller office tenants and a restaurant. The building's former main tenant, HSB Housing Association, vacated the premises at the end of May this year. Niam will undertake a full #refurbishment and #repositioning of the building. "The sale of Smultronet 6 proves that #profitable #transactions are possible even in the current challenging environment in the Swedish investment market. The key to the successful sale was the property's significant #upside #potential, which can now be realised after the former main tenant HSB has moved out," says Martin Schellein, Head of Investment Management Europe at Union Investment. This acquisition of a large office building (9,200 m2) with a view to converting it into housing and medical space is perfectly in line with the real estate market current trends. The housing crisis in Brussels and the need to increase the supply of housing. Public authorities are increasingly imposing a mix of functions on new developments. Falling demand for office space and for older buildings need for major renovation in order to achieve A energy performance target with carbon neutrality and no use of fossil fuels. (The Tervuren Plaza building dates back to 1983 and was renovated in 2003). A recent report published by real estate consultant JLL, about the activity in the Brussels office market in 2023, shows that 60% of the take-up has been in "Grade A" buildings.

Proposing a redevelopment for 14 Gray’s Inn Road, a 1970s London office, our plans submitted to Camden Council, in collaboration with General Projects and Valeo Capital, who aim to increase floorspace by 77% resulting in 165,000 sq ft. Sustainability features include terraces on each floor, fossil-free energy, and 120 photovoltaic panels, achieving a net-zero operation. The project near Chancery Lane Underground Station emphasises material conservation, saving 42,240 tonnes of material and 4,462 tonnes of embodied carbon. Additionally, the scheme commits to recycling 95% of redevelopment waste.
