One of the biggest challenges I hear from passive investors: “𝗛𝗼𝘄 𝗱𝗼 𝗜 𝗸𝗻𝗼𝘄 𝘄𝗵𝗮𝘁 𝘁𝗼 𝗶𝗻𝘃𝗲𝘀𝘁 𝗶𝗻?” A 1-Minute Breakdown: Funds vs. Single-Property Syndication 𝗥𝗶𝘀𝗸 𝗗𝗶𝘃𝗲𝗿𝘀𝗶𝗳𝗶𝗰𝗮𝘁𝗶𝗼𝗻: 📈 Fund: Investment is spread over multiple properties to diversify risk. 🏠 Single property: More concentration risk. 𝗗𝗲𝗽𝗿𝗲𝗰𝗶𝗮𝘁𝗶𝗼𝗻 𝗕𝗲𝗻𝗲𝗳𝗶𝘁𝘀: 📈 Fund: When you combine depreciation of the properties in a fund, cap gains from a property sale can mitigated. (Meaning tax-free sale proceeds in each deal cycle.) 🏠 Single property: Upon a sale, depreciation from the property is captured. (Meaning you can't use it against cap gains from a sale.) 𝗧𝗮𝘅-𝗢𝗽𝘁𝗶𝗺𝗶𝘇𝗲𝗱 𝗗𝗲𝗮𝗹 𝗖𝘆𝗰𝗹𝗲𝘀: 📈 Fund: Yep. 🏠 Single property: Nope. 𝗦𝗽𝗲𝗲𝗱 𝗼𝗳 𝗪𝗲𝗮𝗹𝘁𝗵 𝗚𝗿𝗼𝘄𝘁𝗵: 📈 Fund: The benefits of tax optimization speed up the wealth-building process. 🏠 Single property: Wealth growth is slower. Tax planning on each sale is more difficult to address. 𝗧𝗮𝘅 𝗢𝗽𝘁𝗶𝗺𝗶𝘇𝗲𝗱 𝗳𝗼𝗿 𝗙𝘂𝗻𝗱 𝗘𝘅𝗶𝘁: 📈 Fund: Yes. The same depreciation strategy is used to cancel cap gains on the final exit. 🏠 Single property: No. Like before, depreciation isn't available to cancel cap gains. -- What questions do you have about investing in a fund vs. a single property?
