I started my career at M&T Bank as a loan officer in 2002. 🏦 I worked at a building named M&T Center which is located at One Fountain Plaza. A few blocks away, there was another large building called M&T Plaza which is located at One M&T Plaza. It can be pretty confusing if you don’t know the setup. 🤯 These were the days when customers needed to come in and exchange docs because eSignature wasn’t a thing yet, and scanners weren’t something most people had access to. There was a customer parking lot across the street from our building which had plenty of customer parking and there was a larger parking lot next to that for employees that had no customer parking. Upon entering the building, customers needed to stop at security to get a pass, then were directed to the elevators to get up to the 5th floor where we were located. I learned pretty early on that I needed to do the following to have a successful borrower meeting: 1️⃣ Call my borrowers and explain to them that there were two M&T buildings, and be sure they we’re heading to the correct one. 2️⃣ Give them direction on which parking lot to park in. 3️⃣ Walk down to security and hand them my business card with the name of the individuals visiting so I could be called to escort them up when they arrived. If the borrowers went to the wrong building, they wouldn’t have been able to find the right parking lot, would go into the wrong building and get lost.  When they were directed to the right building, they would walk, because they didn’t want to deal with re-parking. 🤷🏻♂️ If the borrowers went to the wrong parking lot, they couldn’t get parking and would anxiously try to figure out an alternative. 🅿 If they showed up at the security desk unannounced, they would have a frustrating interaction as the security guard tried to figure out if they should be let in and where they needed to go. 👮♀ None of these things had anything to do with mortgage banking, but they were critical to the borrower’s experience. Today we don’t have as many borrower meetings in person, instead, our borrowers are on a technical “journey”, strolling into our mortgage world, armed with an iPhone.  Understanding and empathizing with this journey is just as important as understanding credit scores and LLPAs.  Thank you for coming to my TED Talk.

What should be on a loan officer's to-do list going into 2024 'Tis the season to work a little harder. While many professionals are taking a break and spending time with family and friends during the holidays, industry stakeholders urge loan officers to not get complacent. The next couple of months may be some of the most challenging the industry has seen, but it is also a time loan officers can take advantage of to implement useful tools and habits going into 2024, mortgage executives say. One of the most important bullet points on a loan officer's "to-do list" is doing outreach to past and present contacts, especially during a time that historically has low origination volume. Greg Sher, managing director at NFM Lending, thinks originators should go "back to the basics and double down on traditional methods such as calling more real estate agents and developing meaningful relationships with referral partners." Mortgage professionals should consider not only going to open houses and Realtor events, but also attending "builder events, any sort of association event, or going down to serve lunch to the local fire station or taking cookies to the emergency room," Paul Hindman, a mortgage industry veteran, said. "Go out there and meet with people face-to-face and don't hide behind some curtains," said Hindman. Bill Dallas, former president of Finance of America, recommends for his originator clients to reach out to "accountants, CPAs, attorneys, insurance agents, schools and nonprofits, go to the Chamber of Commerce, where all the businesses are in your local town and build your database." "So instead of complaining about interest rates, and everything else, I need you to set up appointments to go meet people who can actually refer you loans," Dallas said. "If you aren't doing that, you're not building that database, you're dead in the water anyway." While originators wait in anticipation for interest rates to come down, they should also be carving out a presence on social media. "Market share in the traditional sense is evaporating before our eyes and will never be the same again," said Sher. How to Establish New Credit - Establishing new credit is a bit of a catch-22. To build a credit history, you need credit. But it’s hard to get credit without having a credit history. So, where do you start? The first thing you should know is that building credit takes time. It’s not something that happens overnight. If you’re looking to secure mortgage financing, you will want to have a minimum of two trade lines (credit cards, loans, or lines of credit) with a minimum limit of $2500, reporting for at least two years. If you don’t have any credit yet, the best time to get started is right now. However, without a credit history, most lenders won’t feel confident about taking a chance on you, so you can consider a secured credit card. When looking for a secured credit card, be sure to ask whether they report to the two nationwide credit bureaus, Equifax and TransUnion. Once your secured credit card begins reporting to the credit bureaus, you begin to have a credit score; usually, this takes about three months. Now you can start to seek out a second trade line in the form of an unsecured credit card. Another option at this point could be a car loan. From here, you simply want to make all your payments on time! But what happens if you’re looking to secure mortgage financing before you have a fully established credit report? Red Light, Green Light – Let’s take a look at your bank statements   Bank Statements are an important piece of the puzzle when applying for your home loan, so what are the banks looking for exactly? Thankfully we’re no longer needing to know how many coffees you had in December, but account management is a big indicator on your money management. Let’s take a look at some do’s and don’ts with managing your bank accounts when applying for a home loan   Green Lights   -             Save a little bit. We don’t need to see you saving within an inch of your life, but consistent savings, even $20 a week, is a great way to show the banks you are managing your income and outgoings and is a really good thing to show the banks when applying for a home loan.   -             Payments are made on time, every time. Making sure all automatic payments are made, including rent, bills, loan payments etc. is a good way to show your account management skills, and is something the banks are looking for when assessing your home loan application. So make sure you know what’s coming out of your account and when, and the funds are available!   -             Live your life. Thankfully, we’re no longer in the times when we needed to troll through every transaction in your bank statement and factor in every coffee you’ve had in the last year. Life is there to be lived and enjoyed, so don’t worry too much every time you swipe your card. Red Lights   -             Unarranged Overdrafts. One of the simplest things to manage, don’t go into unarranged overdraft. This is a sign of mismanagement and is one of the most common reasons for an application being deferred for up to 3 months to show better account conduct. Even with funds in other accounts, it’s important to show good account management when applying for a home loan   -             Dishonored automatic payments. Make sure you keep an eye on all your automatic payments and they’re coming out on time. Dishonored payments can be a simple fix of making sure the funds are available, and again can have an impact on your home loan application.   -             Skipped Payments. Missing a payment can happen, and it’s not the end of the world – but make sure if a payment is missed, that you make it up as soon as possible.
