I'm very excited to announce the official launch of my impact investment fund know.capital with a $250,000 donation to the Drexel Food Lab which was founded by the omnipotent and super human Jonathan Deutsch, Ph.D., CHE, CRC at Drexel University in 2014. These funds will help build out the physical plant at the lab which will expand its capacity and capabilities to work deeper with industry both large and small, and also create more amazing experiential opportunities for Drexel's undergrad, grad, and certificate students. Jon truly runs a unique and impactful program at Drexel University's College of Nursing and Health Professions, and I can't think of a better partner with whom to embark on this journey. know.capital is an investment fund that invests at least 2/3 of our fee revenue profits in creating and operating unique nonprofit and for-profit social impact initiatives while pursuing maximum return strategies for our investors who bear no financial sacrifice for our philanthropic work. I've been working on this for 12 years (no one has accused me of working fast), and this is a culmination of countless mistakes and trial and error, and just pain and suffering (honestly). And there is more discomfort ahead of course. The pain points that I'm addressing are two fold: 1) "impact investing" is ill-defined and the impact side of the equation is unclear, and 2) nonprofits suffer from structural liabilities of fragmentation, governance structure, and fundraising dynamic that potentially compromise the pursuit of their missions and their ultimate impact. These two pain points have to be addressed concurrently since there is no other mechanism that I've been able to come up other than what I know best (Wall Street's fee business model) that can act as a sustainable funding source for needed social solutions that may not have any ROI prospects. And we need to pay nonprofit professionals more if we are to attract the best talent. We can't ask people to sacrifice "for the greater good" when they are often doing thankless work, getting paid pauper wages, and worrying whether or not they can retire with any level of financial security. From an investor's point of view, it's important to point out that this is not a zero sum equation. We're just offering another solution to investors who may care about also making a social impact of some kind, but with no financial sacrifice (have cake and eat it too). One can still have a traditional wealth manager and investments, one can still donate money to a worthy nonprofit or a university endowment, etc. We just want to expand the pie of what social impact investing and philanthropy could mean, create solutions that can potentially be massively scalable, and direct capital and world-class talent to initiatives that can potentially make the world a better place. Imagine if "Wall Street" can do that. More to come!

⛵ We're on a boat! We'd have FOMO too if we missed the chance to attend this year's 24th Annual U.S. Real Estate Opportunity & Private Fund Investing Forum in beautiful Rhode Island. From networking with industry leaders to uncovering new investment opportunities, we had an incredible time! A few takeaways from the event: 🔹Property values will continue to fluctuate for at least the next year before transaction volume will increase. The firms who have the best grasp on data, analytics and market trends will steal the deals. 🔹Despite high interest rates, there is still plenty of money to lend, so experienced owners who understand their market will get financing that works for their deal. 🔹Although not as much common equity in the market currently, plenty of preferred equity exists to get deals done in strong markets. #RealEstate #PrivateEquity #CommercialRealEstate #Networking

No, Boston is not heading into an Urban Doom Loop! Yes the risk is there as Jon Keller eloquently outlines in his article in Boston Magazine “Is Boston’s Economy Doomed“, which I highly recommend reading for anyone in Boston or in urban real estate. It’s well written and seems out of a Tom Wolfe novel with the vivid descriptions of the characters and conflicting business issues facing the city that could cause Boston’s unraveling as a global economic powerhouse. Office vacancy is up significantly (~20% today). And values of older office buildings have cratered (down 30%-75%) and lab buildings are suffering as well. Add vacant storefronts and lackluster retail traffic as further ills. Falling values then reduce tax revenue for the city, forcing reduced service levels (police, education, business incentives, etc…) that then causes a further increase in vacancy and drop in values and tax revenues… resulting in a downward spiral. And to make matters worse at peak the rules changed to increase the percentage of affordable units in new developments which are rendering many developments uneconomical reducing construction (and employment and fee income from it).  And the Mayor is now proposing to increase the tax rate on commercial buildings even further which would drive more investors and occupiers out of the city… Sounds like a recipe for disaster!  However thanks to Jon and many other journalists highlighting the issues in the media and strong leadership from the Boston business protagonists mentioned in the article (incl. Bob Rivers, Thomas O'Brien, David Greaney, James (Jim) T. Brett, Greg Vasil, Marty Walz, Ed Flynn, and others) that I see solutions on the horizon. Boston as a city is doing fairly well. And while unpleasant, it would be very feasible to cut from the budget without impacting critical services (police, fire, education).  And Boston also has ‘sticky’ downtown economic drivers: education, medicine, and government that aren’t going anywhere. Part of the long-term solution is converting older office buildings to residential the other portion just become cheaper office. My gut says people will come back, and new businesses launch in lower cost space.  And while 65% of the city voted for a millionaires tax that was at a rosier economic time for the city and a policy that generally had the backing of the local media. Today with the economy and employment at risk I am guessing that the city is far more pro-business and that falling permit numbers will spur changes in the zoning process. And I bet Stijn, credited with the "Doom Loop" term, having recently visited Boston would agree, a city with highly engaged civic and business leaders and a press that is actively portraying the downsides of inaction and anti-business policies to the public is far more likely to survive and thrive.
