High #interest rates and tighter #credit conditions continued to take a toll on #commercial real estate acquisitions, but investors found profitable office and retail assets in Miami-Dade county. In #MiamiDade County, #office ( 11%) and #retail ( 63%) emerged as the investors' favorites with higher sales volume while #multifamily (-52%) and #industrial (-41%) took a back seat. On a combined basis, sales of core commercial real estate fell 18% in the first half to $1.5 billion. Sales rose due to asset-specific deals: retail (Miami, Aventura), office (Miami, Miami Beach, Miami Lakes, Pinecrest), industrial (Miami Gardens, Opa-locka), and vacant residential land (Bay Harbor Islands, Key Biscayne). With higher #mortgage rates and sustained price appreciation, #cash buyers have increasingly comprised a higher share of Southeast Florida's home sales. The share of all-cash buyers has increased at both the lower price-point (less than $300,000) and the #million-dollar homes segment. On the one hand, the rising share of all-cash buyers of million-dollar homes is an indicator of the rising and sustained interest of wealthy buyers and the flow of #wealth into Southeast #Florida, either from out-of-state or international buyers. The migration of wealthy buyers creates more economic impact by fueling more second-round spending which affects the #retail #commercial real estate. On the other hand, the rising share of all-cash buyers in the lower-end of the market is another indicator of how the erosion in #affordability has sidelined the typical buyer who needs a mortgage. Falling mortgage rates should improve affordability somewhat. Freddie Mac reported that the 30-year fixed #mortgage rate decreased to 7.09% in the week of May 9. Rates fell as the #labor market continued to slow down, with the unemployment rate slightly ticking up to 3.9% in April. However, mortgage rate movements remain volatile as the Fed wants to be more convinced by more data that inflation is heading towards 2% without reigniting. It will take a significant economic slowdown for the Fed to decide to cut rates. Meanwhile, #homeprices continue to rise. In our latest analysis, nearly 90% of Southeast #Florida's submarkets (e.g. cities/towns) saw an uptick in the median single-family sales price in 2024 Q1 from one year ago. Waiting for rates to fall may not yield the desired savings as home prices continue to rise, more so as demand picks up when rates start to fall.
