How do you become a commercial real estate specialist?
The first step in becoming a commercial real estate specialist is identifying what area you want to work in. There's more than one area you can specialize in, in CRE and knowing what area you want is important. Figuring that out can be hard, that is why networking is KEY!!! You want to get in front of people who are doing the work you want to do yourself and see if they will connect for an informational interview. Sometimes what we think we want, ends up not being it at all. So have the conversations first. Shadow someone already doing what you're looking and see if it's right for you. Get your classes done, pass the exam, get licensed and dive in and DO IT!!

Predictive maintenance can improve any real estate asset performance by using analytics and data to anticipate needs before they become a problem. By addressing maintenance issues proactively, you ultimately lower overall maintenance costs and extend your equipment and systems lifespan, not to mention improved tenant satisfaction and increased retention. Using data to drive your decision-making allows you to make better, more informed decisions around maintenance schedules and resources. This also lowers your risk for accidents and equipment failure because you can identify potential hazards before they happen and lower liability costs.

What are the most effective ways to identify promising neighborhoods for real estate sales?
In my experience, identifying promising neighborhoods for real estate sales consists of many factors and you need to do your work and pay attention. Market Research is first and foremost. You need to understand the demographics of the area, this will help you market more effectively. Check out the zoning regulations and look into future plans for growth projects that could impact the area. Is it close to freeways and amenities? What does the economic health of the area look like? Do the areas have a strong job market with low unemployment rates and diverse industries? How is the quality of the school district and what is the crime rate? All of these things should be taken into consideration!

How can you build relationships with other professionals in property management outside of work?
I can tell you that after running a networking organization for almost 30 years, building relationships with other property management professionals outside of the workplace is essential for career development and the best way to do this is through networking. Networking is WORK and it comes in many different forms. Join an association where you can find these folks and/or attend their industry events, or other local meetups. You could host your own event or even participate in industry forums, educational seminars, become a mentor to others in the field or volunteer for industry causes. There are numerous ways you can get out meet property managers....but you have to start. JUST GO OUT AND DO IT!
