Our Industry Principal, Bruce McClenny, was recently featured in an interview with San Antonio Express News where he discussed the influx of new deliveries in San Antonio and how that's been impacting business for multifamily. "More than 10,000 units were completed in 2023, and 12,500 units are scheduled to be finished this year, far above the typical tally of about 5,000 to 6,000 units built annually in the area..." all coming at a time where "demand has changed drastically." "Now, that supply is flooding the area as absorption is declining and interest rates are rising. After bidding up prices for complexes, investors are now facing soaring debt costs and plunging property values. The occupancy rate was 87.2% in 2023 and is projected to drop to 85.5% this year, with rent growth dipping into negative territory at minus 1.3% and minus 3%, respectively." These are just some of the contributing factors. It's not just important, it's now absolutely necessary to know the data, the trends, and what's happening in detail in your market and submarket. Multifamily has a challenging 2024 ahead but you can be successful if you're knowledgeable and using the tools available to you to make the best strategic decisions for your properties and ownership.
