This is an interesting read. As residential demand remains strong, office demand remains weak, and the supply of functionally obsolete office properties remains high, we see more adaptive reuse projects in the pipeline. Yet, it's far from an 'easy recipe' for success.

Positive macroeconomic developments are a good sign for the commercial real estate industry looking ahead. Moody's Q3 2024 data trends suggest relative stability across most sectors, reflecting the current macroeconomic environment. While this is a national report and may not reflect exact conditions in the Charlotte market, there were a few notable items in the report for us. The office sector held steady in Q3 2024 with a vacancy rate stable of 20.1% after three consecutive record-breaking quarters. The industrial sector showed signs of stability this quarter, with vacancy rates preliminarily dropping for the first time since mid-2022. Appraisers in the U.S. need better tools that allow them to use more judgement in valuing assets. In a recent office hours podcast, outspoken progressive Scott Galloway spoke to Biden's rent control program and what effect it will have on housing. He summarized it perfectly: "rent controls don't work. They end up favouring the rich. It's simple f@$king economics." What does he mean? In the short term rent controls benefit the folks who already have a lease in the building. But longer term, by putting a cap on revenue, rent controls disincentivize creation of new supply which usually attracts a flight to quality from the wealthier demographics. Thus, with more people of varying socioeconomic backgrounds competing for the same units, landlords can now chose who they rent to. When you have the choice between a lower-impact tenant versus higher impact (for instance, a high income couple versus a family with children) the choice will be the low-impact user. It may not be moral or fair, but it is the reality of the situation that we see time and time again. The alternative? Approve more rental housing. Up-zone, remove barriers, make it stupid not to build rental instead of any other form of asset. The result?
