YARDI Multifamily Expense Report - March 2024 📉 Bad News: YARID's latest figures show a continuing trend in expense growth, with total expenses per unit jumping by 7.1% year-over-year. The surge is primarily attributed to significant spikes in insurance premiums, marketing, administration, and repairs and maintenance, in that order. Notably, insurance costs have skyrocketed by 27.7% year-over-year, marking a staggering 129% increase since 2018. Sunbelt markets are particularly feeling the pinch with the most substantial increases across the board. 📉 Worries for Future Income Growth: There is an increasing likelihood that income growth, which has recently been driven by higher renewal rents, may slow down. The forecast for asking rents is 1.8% in 2024; the report suggests that if expense growth isn’t adequately controlled, this can become a compounding issue as time goes on and national rents potentially weaken. 📈 Good News: Profitability on the Rise! 💰 Despite the expense concerns, there's a silver lining. Incomes are outpacing costs, at least for now. Gross income per unit saw a notable increase of $1,056, while expenses rose by $593. This translates to a healthy $463 boost in NOI per unit. While there's a note of caution regarding the sustainability of this growth, particularly with the reliance on lease renewals rather than new ones, it's a positive sign.
