Canals in South Florida are common, man-made structures to help with water movement or flood controls. When it comes to REAL ESTATE these canals normally add value to the surrounding homes and property. Why? Entertainment value. We have hundreds of miles of these canals in Miami Dade county alone. The vast majority of them are also public land. They offer a place to fish, canoe, walk, or ride trail bikes. The western most canal, divides civilization from The Everglades.This canal alone offers 20-40 miles of uninterrupted trails for horseback riding, running, hiking and bike riding. These canals also offer interesting fishing opportunities from fresh water, to brackish, estuary type saltwater fishing. As a boy, I remember swimming in the canal behind my godfather’s new home in Homestead ( off Campbell Drive). The water was crystal clear, and I still recall being able to see straight to the newly carved out rock bottom. Fast forward 45 years and the water are again relatively clear. Nature has taken over, created an incredible ecosystem, and an abundance of life. Opinions will vary on this post, but these canals are still an assets that adds to the quality of life that South Florida offers. I challenge you all to walk along one of these canals, and see if you can find a reason to keep enjoying them in the future. You can make $55,000 in less than 60 days too! We used to market for real estate deals using bandit signs or We Buy Houses signs near busy intersections in our Panama City, FL market. It was a very effective way to find motivated sellers. For this project, we had another deal under contract to help a lady sell her mom’s old home. Before we even closed on her home, she gave us a great referral to a friend. Her friend was relocating and wanted to know what we could buy her house for. Her house was about 3,500 sqft with a new roof and gorgeous pool. It didnt need any major work and could be listed on MLS immediately. I explained to her that I buy properties at a discount and that her home could easily be sold on the MLS as-is for close to $400k. Three days went by and she called me again for my offer price and I was unprepared and asked for two more days to discuss with my realtor to confirm the value. Two days later, I offered her $305k and she accepted. We spent around $5k in minor updates/repairs and sold it for $385k! $55k profit in less than 60 days! Speed was her most important factor in the transaction and not price. Sometimes you can get in your own way when you make assumptions instead of seeking to fully understand a seller’s situation. Money isn’t always the most important factor in a real estate transaction. "Essentialists accept the reality that we can never fully anticipate or prepare for every scenario or eventuality; the future is simply too unpredictable." There are two core approaches that essentialists take to prepare for the unknown: 1) Build in a buffer and 2) Practice extreme and early preparation. I think these both make a lot of sense. I've read about the plus 50% rule for creating a time buffer. Whatever the amount of time you think you'll need to accomplish a task, you'd report 150% of that time. That way you can have plenty of time to handle issues without additional stress. Extreme and early preparation is right up my alley as a military guy. We used to stand around a terrain board (3D representation of the area of operations) and talk the plan, where we thought the enemy might attack us, and how we'd react if they did. It's nice to have the first few steps of a contingency thought out. From there, your training will take over. The lesson of using a terrain board to manufacture task visualization with your team has never left me. Are you building in a buffer with your plans? Are you practicing extreme and early preparation?
