These are sobering numbers as someone who left the Bay Area in 1995. Growing up in Palo Alto I saw how gentrification (a la East Palo Alto) is reverse modern day red-lining. I used to live in Berkeley’s Elmwood. I bought it for under $90K in 1989 and sold for $371K in 2004. It was sold again for $538K in 2014 and $720K in 2020. I imagine it would go for $1M now. And this was a nice neighborhood…it seems like the poorer neighborhoods in Berkeley and Oakland had higher increases. Even I couldn’t afford to move back to the Bay Area. Where are the Blue billionaires? If they want to impact swing states create a homestead act to pay housing-insecure voters to move…renting apartments/homes in Red states might be cheaper than wasting ad dollars while getting the same result. If 10000 votes can swing a state election maybe subsidizing $500/month rent for a year for 5000 new residents would cost $30M to control the House, Senate, or White House? #homestead #swingstates #homelessness Anyone leaving the SF Bay Area market will reduce demand and hopefully reduce future rent increases, too.

Interesting read by CalMatterson on the many big obstacles standing in the way of California's goal of one million EV chargers by 2030. California must build public EV charging stations at an unprecedented pace to support the expected 7 million electric cars by 2030. With only 80,000 public chargers currently, the state needs to install 129,000 new stations each year to reach its goal of one million chargers by 2030, and eventually 2.1 million by 2035! With any big Policy goals and mandates, implementation and roll-out at the local level is where the rubber meets the road. The state and local governments need billions in state, federal, and private investments, streamlined permitting processes, and major power grid upgrades to meet these hefty goals. Utility companies are already feeling the stretch to meet the demand of the exponential increase in power necessary to build up EV charging infrastructure. Finally, consumers and commuters like myself are left with many questions and concerns about the driving range of EVs and the availability of a reliable charging network, especially in our most underserved communities without access to chargers at home. By dividing a business' critical Internet network bandwidth needs in two, the full cost for the full bandwidth requirement can be split over two fiber IP network providers. In the situation where redundant local fiber access is not an option (or requires construction), we've helped countless companies avoid outages due to such circumstances as noted in the shared article with non-terrestrial options which have evolved to be highly viable considerations.

This is well worth a full read … it is not just an issue in California but also in Australia this is a snippet … Figuring the rooftop solar cost shift What has this done to rates? That takes a lot of calculations, which I detail in the available data appendix. But it turns out that three numbers are the major determinants: the total revenue the utility is permitted to collect from residential customers to cover its operating and fixed costs (known as the revenue requirement), the utility savings from selling a customer fewer kWhs (known as the avoided cost), and the amount of solar on rooftops that is leading to those lower sales. Since 2020, the real (i.e., inflation-adjusted) revenue requirements of the utilities have increased about 25% for residential customers and rooftop solar has grown 114%, but the avoided cost from each kWh coming off those panels has hardly changed. So, as higher and higher electricity prices have meant customers would save more and more for each solar panel installed, the system hasn’t been saving any more money per panel when they do, and those extra costs have been shifted onto customers who don’t have solar.
