Those are big %’s within CMBS….“Of cities carrying more than $5 billion of outstanding CMBS office debt, Chicago took the cake with a distress rate of 75 percent — meaning 75 percent of the city’s CMBS balance collateralized by office debt is distressed. … KCP’s next most distressed cities for office CMBS were Denver (65 percent), Houston (57 percent), Philadelphia (52 percent) and Atlanta (49 percent). This week’s #OpportunityZone Outlook: National Public Radio (NPR) released a new episode analyzing the impact of Opportunity Zones in Detroit, Michigan and sharing personal stories of folks positively impacted. The Michigan Economic Development Corporation determined that since October 1, 2019, nearly $4 billion in private investment in Detroit Opportunity Zones. A huge amount that has improved buildings and brought new development, and also removed “super blight” from neighborhoods, a local resident explained. In other news, Craft Beverage Warehouse LLC, a Milwaukee-based brewery supply store, is building a new facility in an OZ in Denver, Colorado. The facility is expected to open in early 2025 and will employ 20 people. Lastly, according to OpportunityZones.com. com, a majority of Major League Baseball stadiums are currently located in or next to OZs, despite OZs making up just 12 percent of the United State’s landmass.
