Construction projects would be so much smoother if we just brought in the right people, with the right information, at the right time. Not just bringing together designers and builders (although that helps tremendously). But the people who will actually be responsible for operating, maintaining, and using the building. This is a must for any tenant-centric owner or developer. When we don’t, we fall victim to sometimes avoidable, and often expensive mistakes... 👉 Installing the air handler in such a way that the facilities manager can’t actually reach it. 👉 Creating office spaces that aren’t conducive to productivity and employee well-being. 👉 Not anticipating future needs, making it difficult and expensive repurpose spaces as the needs of the business evolve. 👉 Ignoring sustainable practices, resulting in inefficiencies and increased operating costs. Technology enablers, like digital twins or virtual reality, give us ideal platforms to bring in these stakeholders to scenario plan and problem solve. But it only works if we actually bring them in! This requires more coordination than perhaps you’re used to. But the upside is a building that is a delight to live or work in and a joy to manage.
