Today ULI hosted Developing The Game: Atlanta Sports, Entertainment, and Commercial Real Estate moderated by Malaika Rivers. Our first panel, made up of Lewis Fisher of U.S. Soccer Federation, Adam Zimmerman of Atlanta Braves, and Michael Drake of Atlanta Hawks, dove into the business of mixed-use, sports-based developments. Our second panel with Robert Svedberg, FAIA of TVS, Meena Krenek of HKS, Inc., Matthew Dale of Impact Development Management, LLC, and Amy Phuong of Atlanta Hawks discussed the role of mixed-use sporting facilities in fan's experiences. What does the next era of meetings and events look like for the Fort Worth Convention Center? According to principals Lei Gao AIA LEED AP and Jay Thomson, key solutions driving the design of this expansion include creating a more open and transparent building that's inviting to guests, ample outdoor gathering space with terraces overlooking the water gardens, multipurpose space and enhanced flexibility that provides increased capability to host multiple events simultaneously. We're incredibly proud to be part of this effort propelling the City of Fort Worth and Fort Worth Convention & Visitors Bureau into the future!

TVS Multifamily Director Sal Lalani breaks down some of her key learnings from a recent ULI Atlanta Housing Innovation Summit she organized:
For the second year in a row, I had the honor of organizing one of ULI’s annual signature event -- Housing Innovation Summit. On 8/22 we brought together some of the top minds in the industry to discuss small/mid-scale housing innovations from a design, build and financial perspective. Through this forum, we were able to illuminate local examples as well as challenges to scaling these types of projects widely. My top takeaways: I heard 2 polar opinions – a) it’s all about zoning; b) zoning is just the beginning. Both are true: Without the appropriate, by right zoning pathway, projects cannot even start and it’s a huge uphill battle and risk exposure for developers. Local zoning is designed to outlaw improved housing access. But even with zoning, there are numerous other hurdles to building missing middle housing i. Infrastructure fees ii. Fire code for multifamily iii. Parking mandates It’s not about affordable housing. It’s about offering a diversity of housing options: Why don’t we have an “affordable car’ crisis. Because there is a large diversity of cars available on the market that suit the needs of various lifestyles. Unfortunately, the same doesn't go for housing. We have a grossly overrepresented single family housing stock because zoning is authored to use economics as a means of discrimination. Mixed income!!! The last thing we want to do is concentrate poverty. There is a richness, energy, and healthy symbiosis within mixed income mixed age communities. Locally, regionally, and nationally, there is a LOT of creative financing tools out there that incentivize the creation accessible housing solutions. Plus, more and more policymakers are on board to transform zoning to be more equitable. To top it all off, I connected with a mole and mezcal tasting source to lift my spirits via Fabiola Yurcisin of the Terwilliger Center for Housing (more to come on this later 😉) ULI Atlanta TVS
