We are pleased to announce that James Newbury Hotel Complex is the recipient of the 2024 AIA Eastern NY Design Merit Award in the Commercial/Industrial Large Project category. The annual awards program recognizes outstanding architectural design in New York and around the world. Ideally located along the picturesque Hudson River, Coxsackie has undergone a metamorphosis, courtesy of a visionary local developer. Initially planned as an expansion of a 19th-century building into a hotel, structural challenges led to the creation of the 45-room Newbury Hotel, honoring the area’s industrial legacy and blending historical charm with contemporary comfort. One of our talented summer interns, Halie Lago, was part of the team that won first place in the IIDA Student Charette at Neocon. Congratulations Halie!
I am very grateful to have the experience to participate in the IIDA Student Charette at Neocon. During the charette we were tasked with designing a co-working space that focused on sustainability, wellbeing and community. My group and I ended up with the design concept of Saki. This is a Japanese word meaning to bloom. The idea is directly translated in the floor plan having active areas in the center blossoming out to the passive spaces. I would like to thank my team mates Abby Busby, Sydney Moore, Sarah Price and Valerie La for a great time! With our collaboration and communication skills we took first place! I loved learning from you all!! I would also like to thank Mary Golden and Isabella Trindade for nominating me for this experience!

Completed on time and on budget, Steamboat Square Revitalization Phase 1. The 88 unit, $42mm affordable housing preservation project began construction in January 2023 with funding and financing from NYSHCR, NYSOTDA, NYSERDA, NYSEDC, the City of Albany, KeyBank, Community Preservation Corporation, and National Grid. Accomplished with a great design, construction, and development team of SWBR, Engineered Solutions, Aztech Geothermal, Sustainable Comfort, Preservation Studios, AOW, MR2, Edgemere Development, and Home Leasing. Construction of phase 2 anticipated to start mid-2025.
