Latest investor update just went out! I don't know that many share this enthusiasm for writing long updates, but you may have noticed that I sort of love to write 🤓 Short excerpt: "The trends of the past couple of years persist, as the retail market continues to benefit from a near all-time low vacancy rate of around 4%, and very little new product. Retail asking rents continue to rise nationally as tenants compete for limited space, and small, well-located spaces commonly attract multiple offers from both local and national tenants. Although we are currently marketing only two of our properties for lease, we are already seeing rental rates that are exceeding our initial projections."

Broker listed our restaurant building for sale last week. One offer has already come in, another expected today. I asked him what he’s doing: “We’re cold-calling every single damn restaurant operator in the market!” Shout out to Yuri Sergunin, CCIM 🙏

Witnessed a family of four having a meal at a sit-down restaurant today. Mom-and-pop owned. The dad complained about the meat having too much fat on it. As they wrapped up, the owner refused to accept any money from him. “If you’re not happy with the food, I’m not taking your money.” The customer insisted, kept trying to give the owner a $100 bill. He wasn’t having it. He wouldn’t take his money. It was a first-time customer. Genius.
