    As we wrap up the second quarter, we wanted to take the time to get our team together and enjoy each other's company! The uncertain market can be a challenging topic of conversation but it's important to dedicate the time to fostering our internal relationships so we can operate better as a team. When we can get our team together it opens the doors to creatively address problems, foster communications, and just get to know each other outside of our job descriptions. It also helps to have a little friendly competition now and again - check out the pics from our #PopStroke Stoneweg Open.   To start the quarterly event, we also had the pleasure of visiting our latest local development at Lake Maggiore Apartments, where we toured finished units and the newly completed clubhouse!     Our team—Samuel Palmer, Chris Driscoll, Denise Kelly, CEcD, AICP, Michael Joanen, Cade Lefler, Anthony Ardila, and Andrew Bilodeau—attended the National Apartment Association (Naahq) Apartmentalize conference in Philadelphia, and it was one for the books! One of the key highlights was the breakout session, "Your AI Constitution: Drafting a Cohesive Top Down Strategy." Data ownership emerged as a crucial theme—we need to identify the most valuable data and prioritize efficiency and consistency. Integrating AI into our operations offers immense benefits in these areas. Privacy, compliance, and robust guardrails are essential pillars to consider in implementation. AI implementation relies heavily on data accumulation. Companies that do not adopt AI into their operations risk falling behind as others leverage it to enhance their efficiency and competitiveness. The future of the real estate industry lies in utilizing AI and energy efficiency measures to enhance operational efficiency and sustainability. Those who choose the most cost-effective approach will emerge as multifamily industry leaders. We also had the opportunity to connect with our partners and vendors and explore potential new partnerships. It was great to meet new faces!     We're almost through our fundamentals but this week's fundamental is a big one - Team Up with Stoneweg. As a firm it's critical that we operate as a team where all members play an important role. It's crucial for us to go beyond our job descriptions and be willing to step in and assist when needed. Our team is dedicated to moving our firm forward and partnering with external stakeholders and investors to achieve a common goal. We all belong to the same organization, here to help each other and leverage our strengths, skills, and individuality.     As proud members, Karen Weller, CA, CPA, CTP, CFO, and Madison Forchion, CPA, Director of Finance and Debt Capital Markets, attended the CRE Finance Council event in New York. According to Madison, the future of the financial world remains hopeful: "We know real estate operates in cycles; we just need to hang tight until rates stabilize and the market normalizes."   CREFC provided a valuable perspective into the various capital sources interested in commercial real estate (CRE) investments. Understanding potential lenders’ perspectives enables us to better anticipate their needs and appetite for #multifamily #investments.   Key panel topics included current market advantages for alternative lenders, strategies for navigating a high-interest rate environment, and the growing demand for flexible, non-bank financing solutions. Panelists also delved into the anticipated $2 trillion refinancing wave expected through 2026, accurate asset valuation in the post-pandemic landscape, and opportunities in distressed sales.   Thank you to CREFC for helping us stay ahead in understanding industry trends.
