We’re proud to share the journey of the Olbiston Apartments in Utica, NY, where Smith & Henzy served as consultant. This historic building, originally constructed in 1898, has been beautifully restored by Liberty Affordable Housing Inc., blending its historic charm with modern amenities. The Olbiston Apartments were built on the site of the former Genesee Flats Apartments, which opened in 1892 as Utica’s largest and most lavish apartment building. A massive fire in 1896 destroyed the Genesee Flats, and The Olbiston was built in its place, offering 100 units across 5 stories with a 2-story rise in the center. At the time, it was the largest and only apartment building of its kind from Utica to Buffalo. Liberty Affordable Housing Inc. acquired the Olbiston in December 2021 and, together with key partners like us, has spent the last two years preserving its historic features while updating it for modern living. The Olbiston is set to open this summer with new Studio, 1, and 2-bedroom units, professionally managed by CRM Rental Management, Inc. We’re thrilled to showcase the incredible progress at 753 Classon Ave, where Smith & Henzy is serving as developer! Situated in Brooklyn's Crown Heights neighborhood, 753 Classon Ave is experiencing significant renovations. Originally serving the employees and families of One Brooklyn Health, the building now faces the challenges of sustaining affordable rents and tackling aging infrastructure. By preserving 138 affordable rental units—50 studios, 76 one-bedrooms, and 12 two-bedrooms—this project is more than just an upgrade; it represents a dedicated effort toward meaningful improvement. Thanks to the meticulous work by MDG Design & Construction, Phase 2.1 of our renovations is complete! Swipe through to see the stunning transformations inside these units. I am thrilled to share that I have recently joined Smith & Henzy Affordable Group as a Development Intern with the Northeast Development Team. This opportunity marks a significant step in my professional journey, and I am eager to contribute to our mission of creating affordable housing solutions.   In my role, I will be actively engaged in various projects, developing practical skills and insights in the field. I will be hands-on in managing logistics to ensure smooth project operations and efficiency, and I will coordinate with sub-contractors to facilitate seamless collaboration. Additionally, I will assist in financial analysis related to affordable housing complexes, which will enhance my understanding of the financial aspects of our projects. My involvement in project coordination will further develop my organizational and multitasking abilities.   I am excited to apply my skills and learn from the talented team at Smith & Henzy.
